The Mortgage Interest Rate Lock Advisory for Falmouth MA for January 7, 2010 Here are some of the events affecting mortgage interest rates today in Falmouth, MA. What Mortgage Backed Securities Are Doing Today: The price of the FNMA 30-Year 4.5% MBS coupon opened at 100.50 this morning - down 3/32 from yesterday's close. The 4.5% MBS coupon is currently trading at 100.45 - down 2/32 from its opening. It is a Beautiful Day On Cape Cod! Downtown Falmouth streets have been plowed and there are shops opening as I write. The picture below shows Main Street at 7:30 this morning when I got here to the office. Now at 9 am, the traffic is picking up and shoppers are starting to arrive. If you are looking for gifts and presents, come down to Falmouth Village and support your local businesses! The Main Street selection of shops is a good as any mall. And the food selection is better than you'll find in any food court! Well, it is another beautiful day on Cape Cod! It is cold, but the sun is out and the snow is still white. People are out shopping again and most of the streets have been plowed at least once. This may sound funny to those who live in colder climates where snow is common. However, here on Cape Cod, lots of snow all at once does not happen often. We have enough equipment to clear out small storms, but larger ones take a little time and patience. The picture below was taken yesterday as the sun rose. I measured 17 inches with a yardstick in my driveway. It took 4 hours to clear it - with a snow blower. Saturday is supposed to be 50 degrees, so we'll have to enjoy it while it is bright and clean. Stay warm!

It was a cold day earlier this month for the annual Falmouth Christmas Parade. Falmouth is known as having the largest Christmas parade in southern New England. It usually lasts 2 to three hours. This year was no exception. There were dancers, bands, floats, soldiers, clowns, and of course Santa. We had hot chocolate and cider in our Main Street office. A good time was had by all.

There are many soldiers and support personnel around the world who wil not be at home. The video below has come from the front lines to remind us that they not only will return home but that they hope we are doing things here to keep it a place that they want to return to. I post it here with gratitude for for their care, their willingness, their generous sacrifices, their patriotism. I want to keep this country a place where they can return to knowing that their efforts were not mis-spent. Thank you soldiers and sailors.

A short while ago I noticed a pretty woman sitting on a bench outside my Cape Group real estate office . Of course I notice pretty women, but this one had cameras and light screens and a crew all around her. It was like a version of Cape Cod's Next Top Model. I watched for a few minutes and then asked what the pictures would be used for. It turns out that this was for the Appleseeds Clothing store catalog. They chose a few more locations on Main Street in front of a few different shops and restaurants. I asked how they chose Falmouth. They knew about Falmouth from previous research. However, they like to have a portfolio they can look through that show cases possible locations in any US town for a "shoot." So if you want your town considered, get a portfolio together. If you get the App...

A maintenance reserve: What an idea! In the midst of our country's major financial crisis and with daily news casts about both public and private credit debt, it is refreshing to see a condominium community that has wisely put money aside since its inception. So while other complexes defer projects due to a lack of funds, FalmouthPort in Falmouth, MA just goes on about its business. Falmouthport is a waterfront condo community on Cape Cod. Since it was built in the late 1970's, the Association Board with its professional management company, have managed the property in a highly professional manner. Three points need to be highlighted: 1. The Board knew from day one that even though the complex was new, the day would come when repairs would be needed. 2. A Long-range Repair and Replacem...

The Second Annual Spooktacular is happening this Saturday from 2pm to 5 pm rain or shine! Parents or guardians are asked to accompany their kids as they peer into the Main Street shops and businesses in search of jack-o-lanterns and ghosts. All participating ghouls, goblins, princesses, and pirates will meet at the Mullen Hall bus loop and/or in the Mullen Hall cafeteria to kick thins off.  Please bring a non-perishable food item for the Falmouth Service Center. AND don't forget to bring in your boxtops! There will be "Graham Cracker Haunted House Construction" opportunities and a costume sale! Some shops and businesses on Main Street will be "hiding" a small pumpkin in their window. Some special shops will have a ghost hiding, too. The goal, besides getting kids to have fun in Falmouth...

Have you ever wondered where the 40B (low income) developments are in Falmouth. The list below was provided to real estate professionals recently. The list includes the developer/applicant, acreage, zoning information, number of units, etc. Some people don't want to be in or near a 40B subdivision. Their perception is that a 40B development is like the infamous "projects" so many cities have. But, this is not correct. A 40B project is known as a "low income" development. This is not the same as Section 8 income assistance.  In a 40B development, 25% of the properties for sale are made available to buyers who have an income below the average for the area. Those buyers still have to qualify for a loan, with good credit, an income, etc., but they are given a "break" on the purchase price o...

(While this information is specific to Falmouth, MA, a smart investor will take note and include the information as they research property in other locations.) In the town of Falmouth, we occasionally have property for sale with "Accessory Apartments".  This means that besides the main residence there is an attached or detached "other" residence on the same property. While there are many Falmouth residences being used as accessory apartments, not all of them are approved by the town. What does approved have to do with anything? Approved is a protection for tenants, owners, and even lenders. Without town approval, a property may not be able to be insured correctly. This could be a problem for the owner if they need to repair something, it could also be a problem for a tenant if they have...

Mercury is a naturally occurring element. It is used in many common items today. Proper disposal of mercury can help us all stay healthier.  While mercury is an element, our bodies don't break it down so it can build up and slowly poison humans. When you replace an old thermostat with a new, more efficient digital one, make sure that the mercury in the old thermostat goes to the proper recycler. When you replace the fluorescent bulbs in your home or office, whether the long tubes or the newer compact versions, make sure that the bulb goes to the proper recycler. Some batteries contain mercury, so put on your glasses and read the fine print before you just throw it in the trash can. Here in Falmouth, MA, our local recycling center (the dump) has a special place for things that contain ha...
