What Is an Exclusive Listing? Also called a pocket listing, an exclusive listing is where a property is not listed on the MLS and therefore no cooperation or commission is extended to other real estate brokers or their agents. The major advantage is that only the listing broker is paid a commission when the property sells. The major disadvantage is that only the listing broker is paid a commission when the property sells.
