UPDATED 2020 ELMWOOD DUNES PRESERVE IN WILMETTE IL  I never knew that Wilmette had a forgotten strip of beachfront that was covered in tangled buckthorn and other invasive species.  Knowing what lakefront property sells for when a potential developer sees it, this amazed me.Wilmette resident Patrick Duffy found out about the land in 2011 when he heard it was involved in a zoning dispute. It turns out the land belonged to the Village and had once been a tiny public beach.  He and others formed a group, Friends of Elmwood Dunes, and lobbied the Village of Wilmette to keep the land and transform it into a nature preserve.  It was named the Elmwood Dunes Preserve in 2013.  With help from the Village of Wilmette,  donations came from Commonwealth Edison, the Wilmette Harbor Rotary Club, Rota...

 One year apart, and yet so close.  Home sales in the North Shore - Winnetka, Wilmette, Kenilworth, Northfield, and Glencoe stayed steady except for the difference in list price.Take a look at this chart:Total home sales were the same.  But there is a big improvement in list price verse sell price.  Home sellers in the North Shore were more realistic in 2015 and priced their homes better.  You can see that the average sale price ends up higher, the ratio of list to sell is better, and the market time is one-third less.2014 was a year of recovery after the recession and home sellers were eager to recapture home values. However, buyers pushed back and the homes sold for far less.  That lesson was not lost on sellers in 2015 and while list prices started lower, the sold prices were higher....

Along the east side of Sheridan Road, across the street from Wilmette's Plaza del Lago, are seven multi-story condo and co-op buildings offering incredible Lake Michigan views. Although they are independent of one another they are known collectively by the locals as the Plaza del Lago condos. They are popular among down-sizers and empty nesters from neighboring villages who have sold their long-time family homes but want to stay in the area. Today we have a Wilmette IL November Real Estate report with data up through 10-14-2015. The stats are really surprising for this time of year. We have a 19.6% gain in new listings for homes and condos. Also a 14.3% increase in closed sales for all properties and 27% less inventory of homes and condominiums. This points to a very busy Wilmette Illinois Real Estate Market with a lack of inventory. Emotions are on the rise in Wilmette over a developer's plan to build an affordable housing unit near the intersection of Wilmette Avenue and Ridge Road where the American Legion Post now stands (1925 Wilmette Ave.)  Emotions both for and cautiously against.The development was requested by the Housing Opportunity Development Corp. UPDATED 2019 Recently I had been showing homes in Wilmette IL to a couple moving here from out-of-state.  They had chosen Wilmette as the community they wanted to live in because of the good home values, schools, beautiful Gillson beach and park, and convenient transportation.The husband noticed that there was a recurring notice in all of the listings.  In the remarks section of the Multiple Listing sheet, it said "Buyer pays Wilmette transfer tax."  He thought that sellers were being disingenuous by trying not to pay something they should be.I explained that no, ALL buyers of homes in Wilmette must pay a transfer tax of $3.00 per $1000 of home price.  The transfer tax was adopted in 1988 and applies only to buyers.  Sellers in Wilmette do not pay a transfer tax.If you purchase a $700,0...
