It’s finally here, the 2008 Taste of Glen Ellyn! The summer festival season has begun. The Taste begins Friday, May 16 at 5pm and ends on Sunday night at 7pm. Come on down to enjoy a carnival, craft fair, business expo, wonderful food and musical entertainment. And this year, Prudential Spengel Realty will have a booth at the buiness expo. We will be located at the main entrance next to Giesche Shoes and the beer tent. We will have kid’s games with prizes and an AmEx gift certificate raffle for adults. I hope to see you there.

It is always a good day when I get to talk about my two passions:  Children and Houses!  On May 9th the Glen Ellyn Infant Welfare Society will host a house walk of 4 lovely Glen Ellyn homes.  The Glen Ellyn Infant Welfare Society was created back in 1926 by 5 women who made and sold aprons to raise money for children and families in need.  Membership as increase dramatically over the years and the society now is able to help 24 local agencies. There is going to be some hard core real estate discussion to follow – unfortunately, this blog isn’t for the faint of heart! The Good News - Home sale prices in Glen Ellyn are on a steady rise. The average price in 2006 was about $500,000. It went up to $520,000 in 2007. The first 2-1/2 months of 2008 have the average sale price at about $550,000 (we shall see if this hold up as we enter the heart of the season). Not bad, compared to the double digit drops that are occurring in some parts of the country. The Bad News – There are a lot of homes on the market in Glen Ellyn. Normally, that wouldn’t be a problem. The Glen Ellyn Woods is very near and dear to my heart.  When my parents moved to Glen Ellyn in the mid 70s, they moved us to a ranch in the Glen Ellyn Woods.   It was a wonderful neighborhood to grow up in.  Ironically, 30 years later, my son has numerous friends from Briarcliffe Baseball who live in the Woods. The Glen Ellyn Woods is an eclectic group of homes ranging in age from the 1960s.   The curving, tree lined streets allow for the homes to have more land than most in-town Glen Ellyn homes.  They range in size from a half acre to an acre. The location couldn’t be better.  This neighborhood borders the Morton Arboretum.  It is also just minutes to I88 and I355 toll ways.   The Glen Ellyn Woods is officially unincorporated Glen Ellyn.  That means homeowners do not have automatic ...

On January 22, 2008, ten excited kids got to play hooky from morning classes – and their parents stood around taking pictures.   Why did they get the morning off you ask?  They were supporting their good friend Reid Colliander.  The DuPage County Board recognized Reid with a special resolution for his efforts to raise awareness and money for brain tumor research.  You can also read about the Illinois General Assembly and their Resolution of Commendation. Reid was diagnosed with a brain tumor when he was seven.  He had successful brain surgery at Children’s Memorial Hospital and then 3-1/2 years of rehabilitation.  Today he’s healthy, normal, and plays basketball and baseball.  This amazing story does not end with his recovery, but begins with his wanting to help other children with brai...

Derby Glen is a community of just under 100 homes in the Northwest corner of Glen Ellyn.  In the last three years nine homes have sold.  Derby Glen feeds the Glen Ellyn District 41 schools and is only 2 miles from the Glen Ellyn Metra Train Station. A total of 354 homes sold in Glen Ellyn in 2007; about 18% less than in 2006.  Everything was going well until September.  Normally, we call September the beginning of the “second season” in real estate.  This year, the August mortgage issue effected the rest of the year.  Both the single family and the condo/townhome markets took a big dip in September.

Glen Ellyn is absolutely beautiful in the winter!  This picture was taken from the parking lot on Pennsylvania next to the train station.  It is overlooking Main Street and the town’s main Christmas Tree.    Just down the road from this intersection is the Glen Arts Theatre.  The theatre originally opened in the 1920s with 1,000 seats.  In the 1980s it was divided into 4, 200 seat movie theatres.  Today, the Glen Arts is still a staple of downtown Glen Ellyn.  On Saturday, December 15 The Muppet Christmas Carol will be shown at 10:30am.  It is part of the Free Holiday Movie Series.  Come early to get seat!

Currently there are 385 homes for sale in Glen Ellyn with an average market time of 209 days.  The average list price is just over $689,000.  September brought about 19 closings with an average sale price of $452,526.  That is about 95% of asking price.  No seller wants to hear that.  Especially since the average sale price to list price ratio is about 97% in Glen Ellyn.                       The market continues to be soft here.  Of the 385 homes currently for sale, 58 of them are priced over $1,000,000.  The last home in that price range to sell did so in July.
