Lately I have been reluctant to take listings.  Who wants something that's going to sit there and drain your time and energy?  But I'm glad I took on my most recent listing in Roswell Georgia. I took a listing a few weeks ago and got it under contract in 9 days.  It's a home in the $500K range.  He had bought it in July of 2007 so I thought it might be tough to get him out whole.  I did my market research and thought we had a good chance at selling it even in a slow market at a price he could handle.  I won't be able to give out details until it closes in a few weeks. Warning to Realtors. Do not turn on any systems that are not turned on. Why not turn on systems that are off in a home during an inspection?  Liability. My insurance coverage does not cover stupidity. When I am at an inspection and a water valve is turned off to a toilet, I don't turn it on. If an AC service disconnect is in the off position, I do not turn it on. If an electrical breaker is in the off position, I do not turn it on. If a water heater pilot is not lit or the water is not turned on to the water heater, I do not turn it on. Why?  There may be a good reason why the system is not turned on and also for liability reasons. This past week I had an instance where the water supply to a basement bathroom was not turned on. Oh What A Beautiful Morning The past couple of weeks have been phenomenal. Gone are the hot humid days replaced by afternoon temperatures in the 70's. This past Wednesday morning was 56 degrees when I walked my daughter to the bus at 7 AM. I even had to wear a sweatshirt. Fall has arrived and it is beautiful. Homeowners take their decks for granted. Decks are degraded by the environment. Occasionally powerwashed and cleaned. Once every Leap Year maybe some preservative or staining occurs. Homeowners drag all sorts of items across them. Splintering occurs, cracks, nail pops, peeling paint, mold and mildew. You name it and it's happening to the deck. Decks need to be maintained like any other part of our homes.   There is nothing more beautiful then a well made deck. I received a call from a Realtor yesterday. She told me that she was writing up a contract for a client and she brought up the issue of Radon. Stating the need to test for it and how the EPA recommends that all home-buyers test for Radon. He asked her why should he pay someone $200 for a continuous monitor radon test when he can easily go and buy charcoal canisters at Home Depot and do it himself for under $50?  She didn't know what to say. This is the information realtors need to answer this question. This is easy. Charcoal canisters are biased to the last 12- 24 hrs of testing. No matter how long they are being used. Secondly they are sensitive to temperature and humidity. Thirdly, they are sensitive to air flow extremes. And finally, they can easily be tampered with and moved by an u...

I love my job because I never know what I am going to find from inspection to inspection. All homes are different and there is almost always something that peaks my interest. Take this picture for example. This is a perfect example of why a correct switch plate is needed.  I opened the cover and voila, somethings looking back at me. It caught me by surprise and startled me a bit. I'm wondering how many of his buddies are behind the plate, fried to the bone?

Why do I like to keep up with what's going on with the Consumer Product Safety Commission or CPSC? I am able to inform my clients of any recalls or safety news that may affect their homes. I"ll receive an email alert from the CPSC. If it affects homes I will send out an email to my database indicating what the recall was with the link provided. It's easy to do and provides me with a little marketing exposure. Go to www.cpsc.gov  This will take you to the home page. Click on "sign up for email announcements". How long will my water heater last?  How long do you think the air conditioner will last before I have to replace it? When do you think I will have to replace my roof? How much longer do you think the decking will last? How long will the paint last on the exterior of my home? The heating unit is 20 years old, should I replace it? These are just a few of the questions that I am asked on a regular basis. If I knew the answers to these questions I wouldn't be a home inspector but instead playing blackjack in Vegas.
