Looking for a great location to celebrate Saint Patricks Day?  Decatur has multiple options for consideration. The Marlay House (Formerly The Grange)   Tim and I first visited this family owned and operated Irish pub restaurant last fall just before a high school football game between Decatur HS and Lovett. We had a delightful pub inspired meal.  No doubt they will be rolling out a plethora of Irish treats for Saint Patricks Day. A much-needed overhaul of Georgia's property tax system might be on the horizon. On Monday, Senate Majority Leader Chip Rogers (R-Woodstock) introduced a 47-page bill that features more than 40 changes in the current property tax system and would, according to Rogers, grant homeowners more power.  "The collection of taxes should be fair, transparent and easy to understand. Sadly, the property tax system in Georgia accomplishes none of these things," Rogers said. "This legislation attempts to bring fairness to an unfair system." He said that while home values have dipped across the state, property tax assessments have remained artificially high. His bill, for example, proposes that homeowners can be taxed only for the price of their home.  If you buy a home this year and you don't do any...

Atlanta Real Estate - Selling your home If you're thinking of selling your Atlanta or Decatur home this Spring, we highly recommend that you do so sooner rather than later to ensure you have the largest pool of potential buyers. Here's why... 1) Reduced Inventory = Less Competition With fewer homes on the market, your home is going to stand out from the older listings 2) Interest Rates Forecasted to Increase in late March Mortgage rates are near historic lows, BUT the Federal Reserve Board's mortgage backed  securities purchase program is set to expire.  Once the Feds stop the purchases entirely at the end of March, rates are expected to rise.  3) Changes to FHA Financing ***        Most of the first-time buyers use FHA financing and as of April 5, 2010, there are some big        change...

Atlanta GA Real Estate Legal Tip:  Filing a Real Property Tax Return in 2010 Many properties have dropped in value since last year, but this does not mean that the property taxes will automatically go down. All real property owners must file a Real Property Tax Return early in 2010 to lower their assessment from 2009 and to have the right to appeal their 2010 assessment. This tax return is not the same as an appeal, and the value submitted by the owner does not set the final assessed value.  However, the tax assessor will review the owner's value and decide whether to accept it or dispute it. The property owner will then have the right to appeal an official assessment that exceeds the owner's proposed value.   This is a separate process. The procedures and deadlines vary by county (usua...

Since this one is fresh in my mind, let's go with a property we received from a national client having been foreclosed January 5th, 2010.  Upon arrival, we weren't really sure if we had the right house.  The mailbox was in front of a house but there was a driveway next to the mailbox leading to another house positioned in the woods behind the house we thought was right.  Checking tax maps and records it appears that property lines may be overlapping and the house may sit on a property line.  With no one in sight to ask, we made an executive decision to approach the house that appeared most likely to be ours...the one with every window smashed out and with what appears to be smoke or fire damage. Upon entering, nothing seemed to be out of the ordinary but it was the day after our January...

The city of Decatur will test it's new Tornado Outdoor Warning Siren system for installation purposes on Friday, January 22, 2010 at 12 noon.   The test will last about two minutes.  The first official monthly testing of the system will be held on Wednesday February 3, at 5 p.m.  If the weather is bad that day, the test will be postponed until Thursday February 4, at 5 p.m. From now on the system will be tested on the first Wednesday of each month at 5 p.m.  The sirens will sound for about one minute during each testing. While we don't have many tornadoes in Decatur and metro Atlanta, the one we had back in March 2008 was a big one. Thankfully, no one was seriously injured. I took the photos shown here the day after the tornado hit as we drove down Dekalb Ave towards downtown Atlanta, G...
