Saturday, September 15, 2007, from 8:00 a.m. until 11:00 a.m. the Pelican Island Audubon Society will be cosponsoring its 21st Annual International Coastal Clean-Up with The Ocean Conservancy. Over the past 20 years hundreds of thousands of people have helped clean-up over 2400 miles of beaches in Florida removing thousands of pounds of garbage and debris through this very large community and voluntary effort. Down on the island this morning viewing a few Broker open houses, but all the talk was about the closing of Coastal Escrow Services Inc. here in Vero Beach, with the big questions being “Where did all the money go”?  Pretty much everyone’s worst nightmare when it comes to buying or selling a home, with property buyers and tenants along the Treasure Coast possibly out millions of dollars .  One of the more memorable customer stories was during our strong sellers market, just a couple of years ago.  We would often see FSBO [for sale by owner] signs around town because many sellers believed that there was nothing much to selling their property; with such a strong demand at that time and many buyers looking, they believed only in "saving the commission."  Of course there were and are FSBO's who successfully sell their property - but unfortunately as a professional REALTOR® I tend to learn more about the many "horror" stories that transpire.  One such story was of a delightful couple who decided to sell their property on their own with no more than a sign outside in their yard and an ad in the local paper - they did in fact find a buyer.  The good news was that both the buyer...

If Treasure Coast counties approve plans to significantly increase their impact fees, local builders predict an economic slowdown. James Nicholas, a University of Florida professor and impact fee consultant counters that “Just because it’s bad times doesn’t mean people don’t want new roads. … You’ve got to build schools, you’ve got to build roads, and the costs of all that have just skyrocketed. The Vero Beach City Council voted 4-1 recently to approve the conceptual site plan for the development of the former ‘Crusty’s site’ near Humiston Park in Vero Beach Florida. The proposal includes money to expand the current 49-space parking lot in the southeast section of the park farther west to add 23 spaces. Foreclosure rates continued to climb across the Treasure Coast in July, according to a new RealtyTrac report released Monday. Indian River County had the lowest rates on the Treasure Coast, and was the only county in the region to see foreclosures drop in July with 66 homes entering some stage of foreclosure — last year the county accounted for 123 homes going into foreclosure.Click here for the full post...

While strolling the Vero Beach Oceanfront yesterday around noon with my lovely wife, we both heard two very loud ‘booms’, which sounded like they came from under the beach. Very odd. So after a few minutes of discussing the possibilities that the ghosts of some apparently ill-resting pirates had fired off a couple rounds from the galleons of their treasure coast wrecks, it was welcome news to read the headlines this morning that what we heard was actually the Space Shuttle Endeavour breaking the sound barrier as it headed toward a landing at Kennedy Space Center. Not as intriguing as the pirate story, but great compared to what we witnessed many years ago with Discovery…

Bargain hunting holiday home buyers are taking advantage of the pound breaking the $2 dollar barrier and snapping up deals on American currency. ‘This Is Money UK’ recently reported that Britons hoping to profit from the faltering American property market and strong pound have brought a surge in the number of dollar enquiries, according to foreign exchange specialist Moneycorp. The ‘Daily Mail’ in the UK recently ran an article entitled Property Abroad: Hidden Florida. In it, Robert Liebman writes “One of Florida’s best-kept secrets is the Indian River, a gentle, narrow 150-mile-long waterway that starts north of Miami near Palm Beach and extends northward almost to Cape Canaveral and the Kennedy Space Center”.
