As Spring approaches people seem to be making their moves.  I have seen some prices increase as well as an increase in the number of sales.  It is super exciting to watch some properties that have been around a while to start selling.  I know this is only the beginning of the upturn of the market.  There are bigger and better things out there and they are on their way here!  GET READY!!!!

Also, joining them will be Tiffany Johnson a well known psychic. Some lucky few were able to get tickets for the February 21, 2009 event as the ticket sold out quickly. Today's St. Augustine Record - Front Page News - "Home Sales Rebound".  What music to this agents ears!  Good news about the real estate market on the front page. The Record also reported "this recent activity comes from low mortgage rates and low home prices.  But David A. Denslow, a professor and economist with the University of Florida's Bureau of Economic and Business Research, offered another reason. He said square-foot prices for homes  in St. Augustine are selling for 60 percent of the national average." St. Augustine entrepreneurs are scoffing at the reports that retail sales are the weakest in four decades.  With the news that stores are closing their doors (Macy's New Year shocker!) the St. Augustine Record announced four new ventures!  Jade Tree, located on Anastasia Blvd. is a cool new flower shop but does not stop there.  It's not just about petals, local art, candles and chocolates are also available.   Tech'n'Tunes, a custom audio automobile business recently opened on Dobbs Road. I am not so sure the title of this blog is an accurate statement, but there is a new movie now under production in the Nations Oldest City.  "Resurrection Ferns" stars a local teen playing a 12-year old girl from Milwaukee.  Hanna runs away to see the wild horses in Cumberland Island and has many mishaps along the way.  The spin is that it is a story about a "contemporary Little Red Riding Hood".      How many of you remember Neidermeyer in the movie "Animal House"?  I sure do, I loved that movie!!  Well, in this film his character is quite ... suspect, we are not sure if he is the good guy or a villainous stalker.  Actor, Mark Metcalf, also played The Master on Buffy the Vampire Slayer. For those of us who travel the Bridge of Lions between Anastasia Island and Downtown St. Augustine, please note there will be another detour.   The north end of Dolphin Dr. and its intersection with Anastasia Blvd. will be closed three days starting tomorrow January 8, 2009.  The closure is due to the paving of the south side of Anastasia Blvd. from Dolphin Dr. east to just past Gerado Street.  Traffic will be rerouted using Zorayda and Arricola Avenues.    Patience my friends, just think how GREAT this new Bridge of Lions will be when its completed. Breaking News from St. Johns County (including St. Augustine)... Golf Carts have been approved for county Roads.    Last night, the St. Johns County Commission passed an ordinance that opens county roads to golf cart traffic.  St. John's County is one of the first counties in the state to have such an ordinance.  County engineers will have to evaluate each road to insure that they are eligible for golf cart traffic.  The approved roads will then be clearly marked for use with golf carts.  Here are the rules:  Operators must have a valid driver's license Vehicle cannot carry more than four people Vehicle cannot exceed 1,800 lbs (with passengers) Maximum speed limit is 25mph Although we won't see carts on the road this weekend, we know it will be soon.  What fun! Ah, the good old days.....buy low, do a few fixes here and there and then sell for a nice profit.  Fix it and keep it is more like it now a days.  The National Association of Realtors reports that the typical first time home buyer plans to stay in that home for 10 years, up from seven years in 2007.  They also report that the number of first-time buyers is rising.  They now account for 41 percent of transactions.  This is up from 39 percent in last year's survey and 36 percent in 2006.  Based on this report, it appears that the FTB's (First Time Buyers) are an excellent target market for sellers in the St. Augustine real estate market.  What do these buyers expect?  Here are two things that I have discovered they are looking for, before they even walk through the front door.  Back to Ba...

Christmas on Vilano was held on Sunday, December 14, 2008 at the Vilano Pier Pavilion in Vilano Beach, FL. The Church at Vilano hosted the event.  It brought the community together for a gathering to celebrate music and dance.  Betty Anne Schlegel and Eileen Holden were the co-directors. Betty Anne played keyboards while different people from the community performed. The Rev. Sam Schlegel welcomed the community and gave closing remarks. Herb Rippe served as the emcee. Bob Frohardt and Alicia Day led the community sings ("Everyone Sings") which was a lot of fun getting everyone involved. A friend of mine is traveling (driving) north to spend Christmas with his family.  We spoke several times during the trip and he reported some gas stations offering regular gas under $1.50 a gallon.  Holey moley!  What a difference a few months makes!  (I traded in my gas guzzling Expedition for a fuel efficient Altima last summer when prices were over $4.00 a gallon.) I usually get gas at my corner station, out of convenience and habit.  However, after hearing the prices in other areas, I wondered what the lowest price was in the St. Augustine area.  I set out on my mission by searching Gasbuddy.com.  What a cool site.  Not only does it list the lowest prices in the area, but offers a pretty fab search tool for websites.  Sure wish I would have known about this site $2.50 a gallon ago....

When I first attended a WOMEN'S COUNCIL OF REALTORS function, their Annual Charity Golf Tournament, I had fun, a LOT of fun.  But I wasn't sure how my association with this group would benefit me in my business.  I had the classic WIIFM mentality, how will joining a club designed for women help me?  However, somehow I knew if I just did it, if I got involved, the benefits would come.   I looked at the other members (both MEN and women) and thought; if these smart professionals, whom I respect, are associated there must be a good reason.
