It’s going to be a very interesting summer here in paradise As of today, home inventory levels in Jupiter and the surrounding towns that make up the Northern Palm Beaches, are down about 1.5% from where we stood 30 days ago. Down for the 4th straight month to the lowest levels we have seen since August of 2013.  On the bright side for buyers is the fact that over the past 2 weeks we have seen a slight uptick in this very important metric. Last year, from June 1st through August 1st, we saw inventory levels decline by about 8% so we certainly do not need a similar reduction this year.  Those who keep up with our weekly updates know we have seen significant increases in the median prices of both condominiums and single family homes in the Jupiter area. Three new listings this week will help It was about a week ago we had clients in town and as we discussed their needs one neighborhood we wanted to at least explore was the single family Bluffs Jupiter homes located beachside. We keep talking about the lack of inventory and when I sent them the only home that was available it was first listed back on January 9th. It had been through 3 price reductions and two brokers and was still sitting there after being on the market for almost 5 months. Not exactly much selection.  We ruled out that home, focused our search elsewhere and were able to find them a great opportunity. Amazing rebound shows current strength of real estate market The last time we took a look at homes that sold for over a million dollars in Jupiter and the neighboring communities it seemed that maybe the market was sputtering a bit. During the month of February only 19 homes sold above this lofty benchmark and that was concerning. When we tallied the final numbers for 2014 the level of these uber-luxury sales had grown steadily for 5 years. However the final count in 2014 was just 2.6% ahead of 2013 numbers. Your biggest problem will be finding a property to buy Back in the 1980’s, DiVosta and Berg was a locally owned company and one of their most famous product lines were the quads with mansard roofs that dot the landscape throughout the Palm Beaches. Beach side in Jupiter just off of Marcinski is perhaps one of the best locations Otto DiVosta ever landed for these homes and in 1984 and 1985 he built 98 buildings containing 392 units in the development know as Lakes at the Bluffs.  Most people are drawn to Florida for our beaches and nobody tops Jupiter in this department.  Sales volume pulls back from last months record high There is no doubt the Northern Palm Beaches real estate market is going to be interesting as we head into what historically are the slower summer months. Each month at this time we dig a little deeper into the local condo market to see where we have been, where we are and where we might be heading.  Pending home sales are strong but slowing. Inventory is very low and stabilizing. Sales of condos hit an all time record as of April 15th and while we have pulled back about 11% from those levels sales are still strong. Eliminate the previous month and the last 30 day period sales have been the highest we have seen since the same period last year. Since we have been keeping records, it was the 4th strongest sales month we have ever seen. ...

 Finding a house not an easy task these days I sit this morning in the Blackhawk Hotel after the first visit to my hometown of Bettendorf, Iowa in many years. Up early to bring you Paradise Sharks latest analysis of what is going on in the Jupiter area real estate market. And when we look over the inventory levels it is a bit frightening as they just keep dropping and dropping and dropping. Median single family home price in the Northern Palm Beaches sets new multi year high. The great real estate recovery of 2015 continues with Jupiter area home prices moving significantly higher as of May 1st. During April, the median price on a home sale in the region moved above $400,000 for the first time since 2007. Sure, we still lag the market highs we saw in 2005 by about 17% but we are closing in.  Consider that prices are higher across the board by just about the same number. We are up 6.5% from one month ago, 6.2% from year ago numbers and and 6.2% from the 12 month moving average. The most significant move was compared to February 1st as in just 90 days the median Jupiter area home price is up 11%.  Pending home sales drop for the first time since January 1st The real estate market has been too strong here in the Northern Palm Beaches. On the front lines it is starting to feel like 2004 and believe me that isn’t a good feeling.
