Jupiter Yacht Club unit goes under contract in 3 days The top end of the Jupiter real estate market continues to strengthen as the 2015-2016 season starts kicking into high gear. A unit in the Commodore building at the Jupiter Yacht Club hit the market on Wednesday at what seemed to be a lofty price but it appears to have been snapped up very quickly as well healed buyers scramble for properties in the best locations. The Commodore is the 4th of 5 buildings at the Jupiter Yacht Club, was built in 2005 and contains 33 units. When apartment #310 hit the market at $1,575,000 three days ago it looked to be priced a bit “ahead of the market”. Inventory levels up to 6 month highs Anyone looking to buy or sell real estate in and around the Jupiter area more than likely have a question about just what is going on. Some segments are doing very well with the best waterfront opportunities selling at record prices. We are seeing brand new record high sales prices in communities like Rialto and inventory in many communities near the beach is non existent. Market poised for boost from seasonal visitors The last time we saw the median condo price increase in the Jupiter/Palm Beach Gardens area was way back in June. Sales have actually been quite strong when compared to the single family market but well priced inventory in good shape is hard to find.  As of November 15th, the median priced condo in the Jupiter area has pulled back to $200,000 from the $205,000 we sat at 30 days ago. Even tracking very short term trends we are not seeing any upward movement. The good news is we are still 5% above year ago numbers and appear to be holding at this threshold. Are there brighter days ahead I have come to trust the numbers when it comes to real estate because they tell a story. They told me a story in 2005 when I told anyone who would listen to sell. They told me a story in 2011 when I told anyone who would listen to buy. I hate the fact that homes have become a commodity but they have. And the numbers can help you make wise decisions.   The numbers today are puzzling. Pending home sales have been dropping. Median prices have been dropping. Inventory levels have started to rise.  Median home price dips below $400,000 for the 1st time since April  Over the past 30 days the median single family home price in the Jupiter area has dipped 1.25% which isn’t a huge drop. But added to the 3 other straight declines we have seen since July 1st, prices have fallen back a total of 8.4%. The silver lining in this cloud is year over year prices are still 6.7% ahead of where we were in 2014.   Some feel the market has gotten ahead of itself and this is just the beginning of a more significant slide after 3 years of higher prices. Jupiter area pending home sales drop for the 7th straight month  The real estate market here in the Northern Palm Beaches needs a jolt of energy. Pending home sales continue to decline and the median sales prices of both single family homes and condominiums have been moving lower. We expected slower sales during the summer months but the declines we have seen are stronger than we were expecting. With all signs pointing to increased traffic from our winter visitors things should start to get interesting.  As of November 1st, pending home sales dropped again in the Jupiter area. Over the past 2 weeks they have declined 5.75%. Compared to our October 1st numbers pending home sales have declined 4.7% and we are down a very significant 33% since this slide began back in April. Lowest mid-month levels since way back in January  Sure, some of it is seasonal. Some can be blamed on questionable inventory. But there is no doubt sales of resale homes in Jupiter and the surrounding areas continue to drop. Down 3.2% from one month ago and down over 30% from where we stood back in April. If there is any good news it is compared to last years numbers we are down only 1% and over the past two weeks we have actually seen a bit of an increase. One can sense something changing in the market but too early to put my finger on it. The equities markets have been volatile. Interest rates are dropping again. But the biggest news is our winter visitors are moving back into town and most signs point to another big season.
