Short Sale in Turtle Run of Coral Springs closed by Coral Springs Short Sale Realtor. Another blessed day when a homeowner is saved from foreclosure.  I'm pleased to report that I closed on a another Short Sale for one of my customers who had their home for sale in Coral Springs within the neighborhood of Turtle Run. My Seller had run upon hard luck and needed to sell her home.  The closing resulted in: Seller being relieved of any deficiency on a $300,000+ mortgage Seller being relieved of any tax implications as the home was a Primary residence falling under the 2007 Mortgage Forgiveness Debt Relief Act and Debt Cancellation Act The Lender did not want to waive the right to pursue deficiency yet I negotiated with the Lender and was able to get them to agree to not pursue any deficien...

Help me if you can, I'm feeling down and I do appreciate you being round.  Help me get my feet back on the ground.....won't you please, please help me! Help! I need somebody, not just anybody. I need somebody to help me                           sell my home as a Short Sale. An all too common comment thread in today's Real Estate Market is the distressed homeowner seeking help to their devastating financial circumstances. Homeowners have: Lost a job Income has been reduced Forced to relocate for work Mounting medical expense Divorce Loss of a loved one We hear time and time again of all the foreclosures happening in our neighborhoods. I know here in Coral Springs Florida and South Florida the news reports on the foreclosure statistics yet, all too often they aren't reporting on homeown...

Shhhh! This Is Not For Everyone. As I read articles on the economy and housing and unemployment, I get more than a little depressed. Last week I read down 62% of homeowners are not making the updates to their property because they do not see a return. Then I look around and see this is not totally true. They are plenty of folks nationwide making improvements like kitchen and bath updates, garage organization and even closet organization. This is not a commercial for anyone but a fact of what is happening. Where and Who is making it happen? A company that refuses to listen to the depressing news and keeps on keeping on. A company probably not many have heard of unless you shop your local Home Depot. The company is US Remodelers, who have partnered with Home Depot for in home installation...

The Second time around is much better! We hear that to be true in marriages. There are many that say, the second time around is much better when it comes to a lot of things.  I will be the first to say that this can apply to Short Sales as well. I just received a Short Sale Approval here in Coral Springs and it is the second time around. Our first Buyer couldn't get financing so back on the market.  My Seller who was trying to sell their home in Coral Springs was quite disappointed by losing the first Buyer.  It is a lovely home so I assured them that we'd get a Buyer and we did, yet the price was $20,000 less than what was originally approved.  Here's our 2 Buyers scenarios: Buyer one - First time around Approved Short Sale Promissory Note for $10,000 Right to pursue deficiency Buyer ...

Selling a home in Coral Springs - What sold in your neighborhood during April 2011? Just over 39% of homes sold in Coral Springs were distressed properties during April 2011; this is a decline from last month yet it still indicates that distressed properties on the market are still competing with non-distressed Sellers selling their homes in Coral Springs which continues to ke...

Color me softly, your walls that is, if you're considering selling your home in Coral Springs and other South Florida cities or anywhere for that matter! I love color, do you? As the image shows here, I love blue yet if I'm trying to sell my home, this bright, bold blue is going to limit the number of Buyers who would consider buying my home. Why is this? Why can't Buyers just look beyond the color on your walls and envision their favorite color? Some can, but the majority of Buyers cannot. Would you say that they're lacking vision? Well maybe or perhaps they just don't want to work so hard in imagining how their furnishings would look in this bright, bold, blue space. So what am I suggesting? I"m suggesting a few cans of paint and a little labor to neutralize those bright, bold colors...

Coral Springs Food Drive May 15 - June 15. Coral Springs is reaching out to our neighbors to spread a little good will for our Seniors in our neighborhoods. It's just what Coral Springs does! Around us our Seniors are struggling who are on a fixed income or perhaps they're grandparents caring for grandchildren. With food prices increasing along with what seems like everything else, this can be a particularly tough time for Seniors when they need to make sure they have money available for necessities such as prescription medicines and other must haves. The Food Drive benefits The Pantry of Broward a nonprofit organization that provides much need support to such Seniors. They're looking for canned goods and non perishables that would help out Seniors in our neighborhoods.  We can visit g...

Where do you relax? The upcoming summer months call for taking extra time to relax...do you have a favorite spot?  Oh, how I love to relax on my sun porch or patio with family and friends. Depending on the time of day, I"ll enjoy a cup of afternoon coffee, Dunkin Donuts of course or if evening has arrived I'll have a glass of red wine; after all, wine is good for my heart! Quite often I'll spend a great deal of time, when time allows that is, on my porch or patio. Can't think of a better place to relax and unwind. Our porches and patios get extended use during the summer now that our days will be longer. We use them for grilling out dinner, entertaining and yes, just relaxing.  So what does your area to relax look like? How can you spiff it up to make it look its best? Plus, remember h...

Poignant anxiety is history! Thanks to a South Florida Short Sale approved.  So what's the history of this Short Sale?  We tried to sell the home as a Traditional Real Estate sale as we weren't $100's of thousands of dollars upside down so we thought, just maybe, we'll be lucky. Well luck ran out and on the Short Sale circuit the home went, even after offers had come in as they were below our list price.  This just further assured the fact, that the home would sell quickly at it's true market value. Soon thereafter, we received a solid Short Sale offer. After all, the home was lovely having been well cared for by the distressed Seller. Distressed Seller doesn't mean that you cannot find a beautiful home being sold as a Short Sale. My Seller had an awful lot on her mind from losing a ...
