Coral Springs Single Family Home sales in June 2011 Coral Springs single family home sales decreased this month just a bit by about 4% or 88 homes sold which is still good compared to last months sales having increased by over 33% when the month before, in April, we saw 69 homes sold. Of these Coral Springs homes listed for sale below, just over 19% of them sold as a Short Sale, which is pretty much the same from last month.  Whereas, just over 17% of the homes sold were sold as REO/Bank owned which is a slight reduction from last month. The City of Coral Springs and Sunshine Water Control District have commenced with a pilot program to clear and clean the canals. Residence of Canal AA and BB which is the Coral Springs Country Club area, received a four page document as notification. Coral Springs short sales and others are still taking a very long time to get approved.Fannie Mae has recently announced new rules that will help homeowners who are late on mortgage payments. This will help them avoid foreclosure and supposedly speed up short sale process. They will first need to try for a modification and if sellers don't qualify then they can apply for short sale. Banks intend to contact homeowners within 120 days from first missed payment. Instead of waiting and the homeowner being supprised. Which not really sure why they would be since they aren't making payments. But lets hope this speeds up short sale process for all parties sake. The City has decided to move the Celebration back to Mullins Park! Just like when I was growing up! Join the City’s annual Fourth of July celebration at 6 p.m. on Monday, July 4 at Mullins Park. I was at a recent Chamber of Commerce breakfast where Senator Ring was the guest speaker.  I have received his newsletter in the past and enjoyed it, but when he gets up to speak, I enjoy the information even more.                                                                     Senator Ring with President, Cindy Brief and 2011 Chair, Wendy King The following are excerpts that I took from the presentation.  They were poignant to me....         So you want to buy a Short Sale - are you sure? Short Sale Buyers have all kinds of expectations of a Short Sale home; some true, some not true.       What do you need to know when you're buying a Short Sale? You can't be in a hurry. If you have a deadline to be out of where you're currently living in 45 days, for example, don't look at homes being sold as Short Sales.  It's possible that you can make that move in deadline, yet it's not a sure thing. I've had Short Sale approval in less than 30 days and a few others that have taken just over 90 days. The norm is somewhere in between.   Hire a Realtor that knows Short Sales and will show you Short Sales. Ask them what they think about a Short Sale. I don't know about you but I like to view the glass as half full and not half empty.   Sure there are reasons why a Short Sale can fail yet isn't it better to inform Sellers, Buyers and Agents that Short Sales can succeed. This puts the Short Sale in a whole different mindset which is one of winning and not losing.
