To Be or Not to Be - A first "Rainwater" Collection Sub-Division Area in Douglas County?  A proposed development in Douglas County Colorado called Sterling Ranch is getting some attention.  Sterling Ranch is bordered on the south by Chatfield State Park, on the east of Roxborough Park, west of Sante Fe (U S 85) parallel to West Titan Road and north of agricultural land in the Chatfield Valley area is a 3,400-acre project.  Sterling Ranch is meeting some resistance from some Douglas County residents on water issues, infrastructure and density of the planned subdivision.  More can be read about this at this site  Douglas County plan stirs debate - The Denver Post http://www.denverpost.com/news/ci_16496811#ixzz16tGL37jn

Keene Ranch Subdivision Castle Rock Colorado Have you ever heard the song from Camelot that went something like "If ever I should leave you, it would never be in 'fill in the season'"?? Well, fall is never a time to consider leaving Keene Ranch Subdivision! The colors in the fall are spectacular! As I drive through Keene Ranch Subdivision, I find myself always wondering if anyone else ever notices, or if I'm just weird? So this weekend I drove through and snapped a few pictures to upload and see if they look as good on the computer as they do in person. (Okay, those of you from the east might not agree as I know you have incredible reds and oranges... my husband if from NY and tells me that all the time!   So just to prove my point with the colors we have here, I want to be sure and dr...

Thinking of buying a home in the Castle Rock area? Avoid feeling like a fish out of water! That's what it's like when you are thinking about buying a home without being prequalified by a lender first! Here are 5 reasons you need to be prequalified before you get in the car and start looking for a new home:   1)  Know how much you qualify for! Nothing worse than falling in love with a home only to find out you don't qualify for the monthly payment. 2)  Take time to find a lender your trust! Contrary to popular belief, all lenders are not created equal. If you're not sure how to interview a lender, call me and ask me to send you a copy of my "How to PreQual Your Lender!" form. 3)  You need at least a prequalification letter from your lender. Most real estate agents won't even take an off...

The elk are bugling already in Keene Ranch subdivision Castle Rock Colorado When the elk start bugling, it's usually considered a "fall thing". We heard our first bugling here in Keene Ranch over a week ago, if you can believe that! My first thought: oh, no! It's too early for that already. Reminds me of a game we used to play when we were little: "ready or not, here I come"! I'm going to miss driving home and seeing the deer nibbling on the horse mint (my favorite wild flower in Keene Ranch!) See the picture here with a nice buck (still in velvet) surprised that I caught him munching on the flowers! I'm not ready to have anything to do with fall yet! Goodness, we just finally got the summer going! Afterall, my pumpkin vines don't even have any pumpkins growing??? I've had plenty of the...

Indoor and Outdoor Amenities with Opportunity Galore!!! Castle Rock properties are among the most desired homes in Colorado, and in the entire U.S. Even Family Circle Magazine recognized this as one of the top places in the United States to live. Castle Rock real estate manages to capture the small-town spirit and a real sense of community and combine it with all of the amenities and the opportunities that come from access to a big city. You can get to Castle Rock homes from Denver, but you’ll have to go up another several hundred feet. The town sits at an elevation over 6,200 feet. This means that the city gets a breathtaking view of the Rocky Mountains, as well as the entire region. It also means that they get plenty of sunshine, with an estimated 300 days each and every year. When yo...

Be preapproved to buy a home in Castle Rock, Colorado Castle Rock is a rather small, sleepy little community located just off I-25 between Denver and Colorado Springs. The butte located on the east side of the interstate is what gave inspiration to the name, Castle Rock. It's just as important to be preapproved to buy a home in this little town as it is when making an offer for a home in the city. In a previous post I explained the difference between being prequalifed and being preapproved to buy a home. The focus of this post is WHY you'll want to be preapproved to buy a home! When you have been preapproved for a home loan it allows you to shop with confidence. But more importantly the seller of a property will look at your offer more seriously than an offer from a buyer who has only b...

In our area, we have quite a number of red tailed hawks. Really beutiful birds, and they serve a purpose that we appreciate by keeping our vole and rabbit population in balance. As we watch them soar overhead, we've really never noticed how large these birds are. Not until we witnessed two males on the ground fighting for mating rights, most likely. And I'm certain "she" was the hawk flying over head keeping a watchful eye on the event to see who she would be going home with once the deadly deed played out the final scene. But we couldn't stand it! We couldn't watch the "underbird" (get it? vs "underdog") get pecked and clawed to death. So my husband suddenly jumped out of the car, raised and extended his arms and ran toward them making a loud, screeching sound. It was at that moment I ...

In 2007 and 2008, there were almost 40,000 foreclosures filed in Colorado.  Last year, in 2009, that number surged to over 46,000.  There is encouraging news, however - about 80% of homeowners who met with a Colorado Foreclosure Hotlline counselor were able to avoid foreclosure. Another disturbing statistic shows that about 70% of the foreclosed homeowners never tried to sell their home.  Too many people are still unaware that when they can't make their house payment, they may still have options to avoid foreclosure. We all have a difficult time admitting when we're struggling financially, but that is what must be done when your home and your credit rating are at stake.  Financial distress is not uncommon and can be caused by a variety of factors beyond our control: A payment increase ...
