Real Estate agents are people too! We have families, make dinner, have to walk the dogs and bury our loved ones. When a client calls making requests or making demands I try my best to accommodate them. This weekend somebody I cared for passed away. I came upon the crash and it took me a minute to see that I knew people in the car. When I explained to a calling client I was busy, somebody passed he said: "I'm sorry but..." He wanted me to accommodate him and his needs without considering I had immediate needs even after I told him it was a bad time. Our agreement has ended. And if I have reason to speak to him again I will but it's going to be difficult to do with a smile on my face. Rest in Peace "Pops"

This is my real estate page. I talk about real estate here. And real estate is so much more than helping people buy or sell properties. Did you know that the Real Estate Commission is set up to protect the public? Did you know that the association of Realtors and the MLS are 2 different boards?   I am on the local MLS board. I go to a meeting at least once a month, sometimes there are multiple meetings a month. Today's meeting was just over 3 hours. I volunteer to do this - I don't get paid for getting up early and sitting in what may be a long boring meeting. There are no donuts there, no coffee. I've been blogging on Active Rain since 2006 and it has never, ever occured to me to answer the question I get asked often."How you you pronounce the name Canon City?" The name of the Fremont County seat and largest city is Canon City. Pronounce it "Canyon"  Population between 16,000 - 17,000. There is some debate why the name is spelled the way it is. Is Can~on City written with a Spanish influence or was it a misspelling? Since nobody was there video taping the history of the town we will probably never really know. So the answer is subject to whom you ask. Locals, natives and those of us that are simi-native simply say "Canon" and delete the "City" part of the name. Fremont County also has a "Florence" a small town of almost 4000 people. Grandmas Antique Tchotchkes We’ve all heard the stories about how the millennials don’t want our stuff anymore. They don’t want the responsibility, to pay insurance on it, to store it or anything else.  Friends, Neighbors and Clients have all told me their stories about how their kids don’t want the silver tea set, aunties china set or grandma’s tchotchkes (trinkets). This includes me. My niece and nephew really aren’t interested in the family furniture from the 1880’s. Nor the picture of the family members that originally used that furniture. My front room has 4 boxes of Christmas Village pieces, a box of porcelain figurines and other stuff. (Where ever you're buying) It's not only that I have them on speed dial already, it's to protect you! Local lenders use local appraisers (very important) Local appraisers don't need to use a GPS to find the property. If they need a GPS how well do they know the market, the area and the things happening in the area?2) Local lenders have local processors, underwriters and maybe even a local board of directors. The Hard Good Buy (Bye) I’ve been putting the ‘real’ into Realtor since 2004. And in that time I’ve had 2 buyers pass during the transaction. And I had an agent call me tonight that had one of her buyers pass today. It’s tough to take, both of mine shook me up. After all, nobody expects the person you’re working with to die.  The first time a man and his daughter signed all the documents to buy and were under contract. They left to go back to their home state to pack. He (dad) said he wanted to be in Colorado when he passed. Long story short he never made it back. His daughter completed the contract and moved to Colorado. She moved into the house and knew her father would be happy about it. With all the automated systems around today for real estate, many people are more interested in the act of signing their name on a contract than the contract itself. In Colorado many agents use the same system. At the bottom of each document the buyers and / or sellers can select font, save and accept. If you’re purchasing property in Colorado you need to pay attention to ALL the dates & deadlines in section 3 of the Contract to Buy and Sell CBS1-6-15. Everything on this contract is an intricate part of the process. SpecificallyI want to talk about Section 3.27 in regards to the Property Insurance Objection.  Most of my buyers say something like “oh, I’ll just call the insurance company I’m using now” That’s a great place to start, absolutely call your current company. But most agents I know will recommend calling a few companies. Why?  Not all insurance companies can insure the property you’re trying to purchase. It may be too far away from a fire department. She brought up some great points. Basically, what’s important to the buyer. Sellers Double Check Your Listing Sellers are you reading the listing for your property? It doesn’t matter if it’s vacant land, residential or commercial property. If it’s on the multiple listing service (MLS) you want to make sure your property is presented in the best possible way. I’m not suggesting your write you own property description or take your own pictures. These are things you probably or should have asked about prior to signing your listing agreement with your agent.  Recently in my market I saw an MLS listing for an upper end house where the agent said there were no bathrooms.
