People focus on the asking price, the number of them on the market. Although they are important numbers they do not tell the real story. Let’s be realistic: Sellers can ask all they want and will find agents that are willing to list it for them. Then of course the other number most people focus on is the Sold Statistics. Clearly valuable information the combination of the two you get a good idea how the market is doing. One of the least analyzed or viewed numbers are the “Under Contract Statistics”. Westchester,CA : New Listings  by Month April 2013 - April 2014 for SFR. There is a very interesting  change or should I say a trend that I have noticed in this pocket of Los Angeles. Inventory has been increasing month over month. April 2013 to April 2014 there has been a 18% increase of inventory for Single Family Residences. Well see for your self! The Westchester Los Angeles Community: Median Sold Month over Month is up by 27%! Just amazing! Westchester is not very well known outside of Los Angeles,CA. It is a community that has experienced many transitions. In the early 1950's it was a vibrant community which grew to a population of about 30,000 or more. Then the Los International Angeles Airport (LAX) took a large part of Westchester by eminent domain and the residential community shrunk to about 15,000 +/- residents. The community was always a last resort so it did not grow a great deal, mostly this was due to the Airplane noise of LAX which many homes are affected by. Unlike Jay Leno, the host of the Tonight Show, I cannot afford to buy classic cars, nor can I afford to store them. All I can afford is to take pictures of them and share them with you on the internetJ!   Now with that said, I was going to Trader Joes in Westchester, CA the other day, (the home of the Los Angeles International Air Port) as I pulled into the parking lot look what I found. You can't escape the news of the great collapse of the economy in 2008. Drastic depreciation in property values with home inventories and foreclosures on the rise. Thankfully there is some good news (at least for Westchester). What we are seeing in Westchester is a slip in the median sales price for homes. Values for income properties have increased slightly. For condos the news is bad. Condo sales in Westchester (where there are few developments) have slipped over 80% and values dropped about 31%. I have always urged my clients, whenever possible, to stick to "dirt" and not to condos. This is the reason why. For those that can't afford a home, a condo is a good option. This has got to be one of the biggest transformations I've ever been involved with! We did a consultation on this Westchester home several months back. My assistant was overwhelmed when she first arrived, as it was hard to know where to start! But we dug in and gave the owner a comprehensive list of things to do, including painting (a color we selected), decluttering and rearranging.
