Below, is the illustration of the Camarillo Real Estate Market Trend for January, 2013.  This illustration shows that the average list to sales price is increasing a bit and is now in the 99% range, which means well priced Camarillo Single Family Homes are selling close to list price.  I do expect to see homes selling for over list price in 2013, especially in the lower price range, if inventory levels remain low.I think the best benchmarks from this data shows the average price per sq/ft has steadily increased over the year to end up very close to the result from 2010.This appreciation is the result of low inventory levels due to government foreclosure intervention. The residents of the Westside of Ventura are overjoyed that the Ventura City Council voted unanimously 7-0 to approve the purchase of the vacant lot at Kellogg and Ventura Avenue.In September, the council agreed to pay $100,000 to The Trust for Public Land, a nonprofit that works to preserve open space nationwide, to help facilitate the deal.The property consists of three parcels, 2.41 acres,  under the terms approved Monday, the city will own two pieces, paying $400,000 for roughly 0.75 acre. It will provide $100,000 more for the remaining parcel, which is selling for $700,000. The trust will pay the other $600,000 upfront and lease the land to the city for $31,500 per year.The city’s share is coming from its park fund. Below, is the illustration of the Oxnard Real Estate Market Absorption Trend for the month of January, 2013. This illustration shows that the sales price to list price is now showing over 100%, this is a result from The average sales price for Single Family Homes in Oxnard has appreciated for each time frame surpassing the averages  recorded for 2010.  The median price (midpoint price, half the homes sold for more, half the homes sold for less) has steadily been increasing.  Inventory levels remain low which is creating a supply and demand situation.  This lack of supply of homes often results in multiple offers resulting in sold prices coming in above list price, if the home is priced correctly in the first place.  We may see some appraisal issues with offers coming in higher than the ...

Below, is the illustration of the Ventura Real Estate Market Trend for the month of January, 2103.  We had fewer sales in January, 2013, mostly due to the low inventory of Ventura Single Family Homes.  The median price is the half way point, half the homes sold for more than the median price, half sold for more.Notice the Average List to Sale Price it has consistently registered in the high 90% range, which means if a home is priced correctly, there is little room for negotiating the price down. Peirano’s Market in Ventura has been gone for sometime now. It is now a historical Landmark which is located across from the San BuenaVentura Mission in Downtown Ventura. In 1998,  Peirano’s Market was transformed into Jonathan’s Restaurant, which is still operating out of it today. Peirano’s Market was Ventura’s first commercial brick building, constructed in 1877 for Italian merchant Alex Gandolfo.  His nephew, Nick Peirano, took over the general store in 1890 and the store remained in the family unit the late 1980’s.
