This is the August 2016 Real Estate Update for Ventura Single Family Homes. Homes sales for Ventura Single Family Homes was not as strong this August, 2016 compared to August of last year.  The number of Ventura Homes sold this month decreased by 18% from last August. However, the average price sales price for Ventura Single Family Homes rose 13.26% from August, 2015. Please note this Real Estate Market Report does not include the oceanfront homes which in my opinion skew the overall statistics for Ventura Single Family Homes. The number of Ventura Condos or Townhomes sold this July increased by 28% from last July.  [Buyer's Agent's please don't hate me]  I'm going to go out on a limb here and say that using a buyer's agent is not always ideal, all the time.  In some circumstances, such as a multiple offer situation, the easiest way to get favor with the seller is to make your best offer with the seller's agent.  Note: Sometimes sellers pay less commission, if only one agent is used, so that may be incentive for the seller to take your offer over someone else's.  Additionally, a buyer can potentially gain more insight about the property itself, if working directly with the listing agent.  FYI: I would however, recommend making sure the agent is a REALTOR - a licensee held to a higher ethical standard than is a non-realtor real estate "agent."  Lastly...
