2008 was a unquestionably a difficult year for home sellers in the Torrance real estate market. According to the South Bay Association of Realtor overall sales for the year were down 15% compared to 2007. Walteria Market Update  In the 4rd Qtr this year, 13 homes sold in Walteria, with the avg price of $598,568 compared with only 8 homes sold a year ago and the avg pric of $749,250.  Average DOM (days on the market) was 67 days compared with 63 days in the same period a year ago.  Prices dropped on average 20% but sales picked up by 62.5%!! The Torrance average sales price decreased 18.5 percent in the 4th QTR 2008 compared to the 4th Qtr 2007, bringing the average price to $505,796. The  number of sales increased by 66 percent. Meanwhile, the average market time increased by 47 percent, with average market time of 78 days vs. 53 days in 2007. Two homes went into escrow October 08' and only 1 pended sale for this October. The average list price in October of 07' was $693,000. This year for October sales the average price came in around $525,000. The average sold price per square foot for 07' was $438.00 and this year $283.00. October 2008 home sales in Torrance Average October '08 home price was $524,743 compared with $611,799 in October '07, a 14.2% price drop!  However, average price practically did not change on the month to month basis - September avg price was $524,973! Total of 102 homes were sold  last month - compared with 59 sales in Oct '07 - a 73% increase in sales! Average DOM was 78 days compared to 51 days a year ago. Highest priced home sold at $1,655,000; lowest at $210,000. I noticed that last week a Walteria property came on the market as a short sale and was bid up with 5 offers from High $300 to low $500K....Unbelievable but true.  What I am seeing is prices that are priced low and thus attracting multiple offers. I have seen some incredible deals from the Banks on Short Sales that are coming in with the Banks knocking off over $200,000 to $300,000.00 from the original loans owing...   I just love the Farmers' market and this week I visited Torrance and it was awesome! Torrance has one of the larger Farmers' Markets in Los Angeles and if you're in the area I highly recommend it! Even if your not, it's worth the trip. They have everything you would ever want and then some.
