I SUCCESSFULLY negotiated a $5000 CREDIT but I did NOT even get it!! Negotiation is an art that when done right can put you on the pedestal. Recently, I was involved in a purchase transaction where I was assisting a first time homebuyer. We looked at many homes and after about 2 months of searching we landed an acceptance on our offer. We staged this San Gabriel home and it sold in 1 day! This San Gabriel home had been on the market since December, and in June 2011, Moving Mountains Designwas hired to stage it. It had been on the market for 6 months and had not sold. The home was beautifully remodeled and updated, had a pool and was in a great San Gabriel neighborhood. Still, it hadn't sold until it was staged. The buyers had seen the home multiple times before it was staged, but didn't see fit to make an offer until they saw how much more beautiful the home was with staging furniture and accessories. MULTIPLE OFFERS AND PRICE REDUCTION .....BEWARE!!   I had a situation this past week where I had submitted an offer for my client on one of the Bank Owned REO listings. We had submitted an offer 2 weeks prior on this same listing but it went under contract as the bank selected another offer. So, given the state of how the property was priced, it was understandable that the Bank may have presumably accepted another higher priced offer. Are you a 24/7 Agent or a Dawn to Dusk Agent? Lately, I have been receiving phone calls very early in the morning and sometimes very late at night. I had answered my calls to the effect to demonstrate that I am available for my clients. Howevever, there have been times where they have felt that calling very late is the norm and it becomes a custom. Answering calls is great as it showed your availability which has been lacking since many agents use the phone as a voice mail system. "Please leave a message and I will return your phone call" or "hello this is xxxx, can I help you (@ 10:30pm at night!!)? Which one are you? OMG! Beware Office mates who STEAL your listings !!   Some agents don't know protocol or the meaning of ethics. I recently spoke with another agent, "Sarah", who works in the office. She has been working with another agent named "Patty" in the office. They have been prospecting together since December. During that time period they have worked together, they were doing ok. They picked up a couple listings and a buyer while prospecting. It appears the relationship was going well until in March when Sarah couldn't deal with Patty any longer. BAJA CALIFORNIA 7.2 EARTHQUAKE FELT IN THE SAN GABRIEL VALLEY- April 4 2010     It occurred today Sun 4/4/10 at approximately 3:40pm PST. This quake was unlike any others I had experienced. It was not a shake and bake kind of rumble quake but more of a softly swaying one. A good comparison to this would be the Z-force ride at Magic Mountain. It just slowly rocks and felt as though it went on for quite a while. This slow movements actually felt scarier because it seemed to go on for an eternity. Do you treat other AGENTS like your CLIENTS?? If NOT, you should Re-THINK.. Have you experienced where some listing agents are rude when you call on their listings? Are they rushed and kind of brush you off? It is as though it's a burden for them to even talk with you. I believe that whether or not an agent has 100's of listings it is best to respect one another. I had a situation yesterday where I called to inquire about a listing. No, I did not call to check if it was ACTIVE. LOL. That is actually one of my pet peeves so I don't do it to other agents. :) This property is a shortsale and has been on the market for over 90 days.
