California Lighthouse Condo Just Sold   I represented the investor who bought this beautiful condo which closed last Friday.  The new owners are going to make several interior improvements to this condo and then will have it up for rent. The California Lighthouse complex is gated and centrally located in the city of Oxnard, which makes it close to freeways, stores, schools, parks and the ocean.  California Lighthouse has 2 beautiful pool areas which are illustrated in the video. There are several models in this complex, ranging from 2 bedrooms to 4 bedrooms and square footage ranging from 1222 sq ft to 1750 sq ft. Recent sold comps range from $215,000 to $255,000.

Life can be tough at times.  Every once in a while there are things that happen that make you want to do a happy dance.  They are simple things that come from unexpected places.  They bring joy and put a smile on your face.  They remind us of the good things in life. I’ve watched this video about ten times like this little girl could have been one of my own children.  It makes me laugh and smile.  I’m still smiling.  It’s a little nugget of gold in a sometimes cruel world.  I’m reminded of the simple things and extra surprises that made my children smile.  I remember their own “Disneyland Surprise” which came at a time when they needed to do a happy dance, being raised by a divorced, stressed out, and financially struggling but determined young mother. That was so many hard years ago.  ...

Cypress Point, North Oxnard, CA September 30, 2011 Market Report Cypress Point is a community is another premier community in North Oxnard, Calif. It is very close to the Oxnard River Ridge Community Golf Course. It has some very nice greenbelt areas and is a desirable place to live.   The following two graphics are of the current market and the second is a snapshot of the marketplace last year. Although the number of sales this year seems to be on track with last year's, it is very easy to tell that last years prices were higher and the time the house spent on the market was less as well. This seems to be a current trend in many areas.   2010   Clink link for  Summerfield  http://actvra.in/l5m For   Peters Ridge  http://actvra.in/l5j

Summerfield is another fine community in North Oxnard. The homes here were built gradually in different phases over the years. Their prices have been relatively stable and they have been sought after because of their location in a great area. The first chart is the one that covers the current market. The one below is the snapshot of last year's market. Although the number of Solds is similar to last years, the prices last year were higher. 2010 Click Link for:  Peters Ridge  http://actvra.in/l5j For     Cypress Point  http://actvra.in/l5l

Oxnard is still processing more distressed property than the surrounding communities. The majority of listings are short sales, followed by bank owned and the rest are standard sales which are a mix of investor flips and equity sellers.   One of the best beach communities in Ventura County.  With such destinations as Oxnard Shores, Oxnard Dunes or Hollywood Beach, much of Oxnard is just minutes from these incredible beaches as well as the shopping and entertainment destinations of Channel Islands.       The best part though about buying a home here in Oxnard is that first time buyers can get up to $30,000 in down payment assistance (dpa) to purchase a home here.     The City of Oxnard Affordable Housing & Rehabilitation Division has an assistance program for the purchase of a home that meets HUD conventional guidelines.  The loan provides a 3 to 1 match of the homebuyer’s contribution.   The loan is what we call a “silent second”, which means you make no payments on the loan.  However, if you sell or refinance the prop...

School Mystery! Can you guess what the heck these things are? This is where we run. My friend Cooper and I. Well, he runs, I walk fast. It is a grassy area that is adjacent to one of North Oxnard's most sought after schools, Thurgood Marshall Elementary School. It is an area that allows him to go at a full gallop and besides that, it is the  "home of the Bulldogs" (see or squint at pic) and I have an American Bull dog. Ergo, this is his home, right? Makes sense to me!     So over the past 2-3 months, we (Cooper and I) have been noticing these pillars and construction going on at the school. They kind of looked like shade structures over the parking area, but only in one section. So maybe for just the teacher of the month, principal and staff? Then they started appearing over by some lun...

Oxnard, CA, School Bus Schedules It is getting to be that time of year again. School Time! The school year in Oxnard, CA, in the Oxnard School District begins August 31, 2011. Since the Oxnard School District website is getting a facelift, the bus information was not immediately available. I have copied it here for you. The school district said this should be available on their website by August 19. 2011. The times listed are the departure time of the bus. Please be sure your child is wearing a name tag that includes his/her bus stop information. As things are hectic the first few weeks of school, especially for students who have not ridden the school bus before, teach your child the name of their bus stop and where it is. If there are any other areas of information that you need for li...

Will the New Orleans Saints March in a Real Estate Recovery in Oxnard California? I Told You So...And now even the New Orleans Saints Agree...And They Are Marching Here...!! For the past several years, the Dallas Cowboys have used the River Ridge fields as a pre-season training camp. They gave their loyal, local fans the chance to see them practice, signed autographs and sold memorabilia. During that time, Sean Payton was the offensive coordinator for the Dallas Cowboys. He came with the team to Oxnard when they had their NFL training camp at the River Ridge fields located right next to the Residence Inn by Marriott. So he saw for himself that the cooler temperatures in Oxnard might make it easier for the 2010 Super Bowl Champions to get in some good practices here in our ocean side comm...

Beautiful and Balmy at the Beach - Permission Granted!Yesterday, James Quarello wrote a blog "Remember When All that Mattered Was..."  He wrote about, and pictured his 2 girls sitting at the end of the dock by the lake, with their feet in, preparing to take the plunge. He was eloquent about taking the time to partake in life's small pleasures.Well, his post definitely hit a chord with me since I had been debating whether to meet my daughter and grandsons at the beach.. I had plenty of work to do. But when I read his post, I knew I had to go to the beach and spend some quality time with the grandsons and my daughter. Here is my comment to his post. "Thanks for the permission! I was thinking of putting my feet in the Pacific Ocean today with the grandkids, but worried about what would not ...
