Oh my, oh my, oh my... it's hot!  Every year this time of summer I swear I'm not going to live through this. It is late July looking at a wide open door of more hot days and night in August. I have lived in La Habra all my life. I remember so many good times about the summer days. Why, I remember ...going to the Corn Festival and eating to much cotton candy,  corn dogs on a stick, or going into the funny house with strange mirror that made you look very fat or very tall or extremely skinny. I wish I had one of those skinny mirrors in my room to look in every morning. Now a days, you can't be to careful when preforming a notary. Did you know that you can now use a Government's employee's  Id card that has been issued with in the last five years? The ID must have a photo of the person, a Number, and a discription of the person. Also,, a subscribing witness can no longer appear before a notary public and prove identity based on personal knowledge. The subscribing witness must bring a credible witness.  The credible witness must have identification, and prove identity by satisfactory evidence. Yes, I feel conflicted about loving Michael Jackson.  I imagine as many 50 plus year olds who grew up with the infamous talented one of a kind celebrity. I know every word of every song...last night they played Ben...ohh I remember going to see the movie about a Rat and sobbing in tears. I sung that song until my cheeks were sore! Then the lawsuit came about the alleged molestation of 3 boys. He paid off 20million. I'm still trying to figure out what is real...unfortunately we will never know. However, I have to say I believe Michael was a lost tortured soul who happened to have immense talent and drive.  I will miss him...thinking about what he could have done in his later life. Home Sales in La Habraare really changing.  We are seeing the numbers of homes that sold per week increase by 45% over last year.  As far a inventory or available homes for sale, we are seeing a huge drop in numbers, minus 38%, which is really limiting the choice by buyers.  For the "deals" or REO homes for sale, new listing of bank owned homes is at 38% of one year ago. La Habra currently has only 102 homes for sale, 62 being single family homes, with the remainder of 40 being condos.  La Habra real estate is very short in supply.  Check for comparable neighborhood prices at www.foustonline.com, Home searches will help you to see what the market is saying.  Also review neighborhoods to get a comparison of the areas.

The market will tell you the truth - it does not lie.  If the sellers will pay attention to and listen to the market, the truth about their house value will be evident.  Agents and friends all have opinion (so do sellers), but traffic or no traffic to your listed house or condo will or should be telling you something.  If no traffic is coming then probably you are overpriced.  If you get traffic but no offers you are probably overpriced.  It takes a willing buyer to set the real price or value of a home.  Appraisers nor agents set the price, the market does.  We all have opinions, some of them are even "informed" opinions, but when you get right down to it -- the market will set the price.
