Just a friendly reminder that overnight, on-street parking requires a permit. There is a 30-minute time limit for parking on Brea streets between 2:00 and 6:00 AM without a parking permit.  Parking permits can be applied for at Development Services at Brea's civic center on Birch Ave.  Residents have to meet established guidelines in order to get these permits, which have an annual $20 fee.  If a resident has a garage and driveway that will store all of their vehicles, most likely a permit will be denied.  The city does not care if a garage is used for storage and won't fit a vehicle.

All cash buyers appear to have a great advantage in this market.  Yes the Sellers seem to prefer all cash, thinking that it will go easily, but they can be very wrong.  All cash buyers in many instances are bidding on more than one property at a time.  We have seen many all cash buyers drop out very early in the escrow process, just because a better choice became available.  Here is where the conventional buyer can shine. Our advise is to try to make your offers enticing for the seller, so that if they choose the all cash offer ahead of yours, you finish in 2nd place.  Now when the deal goes sour for the all cash offer, then you are ready to step in.  But how do you get in such a position?  First, show good solid financial, with two or more loan company approvals to show that lots of pe...

Alert OC ~ Alert Orange County  has been rolled out to a wide range of cities in the County of Orange and Brea is one of them. The first test of the REVERSE 911 system takes place in the City of Brea on May 13! The notification system is will alert OC residents in the event of an emergency or local concerns. It's FREE and can be activated on a city-wide regional basis or targeted for specific locations. It's important to note that according to city representatives available "land-line"  phone numbers have been automatically pre-loaded into the system. Yet how many of us now use our cell phones more often than a home number? I'm one of many that does just that. Therefore it's important to know multiple contact points are available.  You can edit your own info to add your cell number and ...

That's right, it's the annual open house at the Brea "Berry Street" Fire Station. Not long ago I shared Brea on a budget,  low cost/no cost things to do around town in Brea. Here's another something for the whole family. It's an open house from 10:00 a.m. to 2:00 p.m. at Brea's Fire Station on Berry St. The fire station will be open to tours and a behind the scenes look. View the live demonstrations by Brea's fire professionals who will be showcasing our community. The Berry fire station is north of Imperial Hwy. and west of Brea Blvd. More specifically between Lambert Rd. and Central. Brea's Maintenance Services (located right next door) will also be open that day. Come and see more and hear excellent tips on: Health and Home Safety ~ Plants and Sprinklers ~ Conservation and Recycling....

Working with an INSIDER   There are many buyers out there looking for an inside scoop. A home that no one else knows about, to get that great deal, you only know about. They've come across great oppurtunities that have 17+ offers in the first weekend.  How do you avoid this? Or even better, how can you be the first in line and get your offer accepted?  Answer work with an INSIDER.  We've created a pool of homes that are not currently listed on the MLS and are avaible to our buyers. Why is this list any better then other agents you know? We are connected with top listing and selling agents of all of North Orange County California. This includes top REO agents.  You will be the first to know of the perfect home just for you.  BUYERS AND SELLERS NEED THE INSIDER Why is this not only for B...

Brea Brea has a really quaint and recently renovated city pool.  Many cities have either destroyed or never had public pools, but the city of Brea has had the foresight to save it's gorgeous pool for the enjoyment of others.  If you have never been to this landmark property, please take a quick tour - it is really a treasure. It includes playground, picnic area, and all the ambiance to make for a delightful day. A A user friendly Quick home search is provided at www.foustonline.com and is a top performing tool for buyers and sellers.  A current, relevant, and "must read" Real estate blog is also provided at www.foustonline.blogspot.com .

Brea is very unique, in that it actually has some very new homes to consider.  Most of our North Orange Countycities have many older homes for sale, but Brea is fortunate to have a myriad of newer homes.  Many examples are just East of the 57 freeway, almost in Carbon Canyon.  Brea Homes are well worth special attention. Check for comparable neighborhood prices at www.foustonline.com, Home searches will help you to see what the market is saying.  Also review neighborhoods to get a comparison of the areas.
