 The Anthem Parkside real estate market continued to cool off in May. Home sales decreased by 16% from April and 22% year over year.  The average sale price continued to stagnate only 1% greater than April, but less than May 2016. However, the average price per square foot rose 5% over April and 6% year over year for the Parkside. The average days on market rose 25% year over year but was identical to April. The inventory of homes on the market is at 2.16 month’s supply, still a strong seller’s market. The 12 month moving average, $289,630 is up 3% from last year, starting to level off.  And the number of homes currently on the market is 92, while the number of homes currently under contract in the Parkside is 79. As I stated last month in my report, over the last several months I have ...

 The Anthem Country Club real estate market experienced a little bit of a downturn in May. The total number of homes sold in the Country Club dropped a little from April, and was also down year over year.  The average sale price also dipped from April, but was up year over year by 12%. The price per square foot increased 10% year over year.  The days on market increased dramatically, 59% versus April but was down 8% year over year. The burn rate, (or homes under contract versus homes on the market) is now 2.97 month’s supply.  The Anthem real estate market finished spring with a mixed bag. The total number of homes sold was down 9% from April, and down 11% from May 2016.  The average sale price fell off 2% from April and only up 2% year over year.  The 12 month moving average continues to remain flat month over month and is now only up 2% from last year.  The price per square foot was up slightly from April and up 7% year over year. The days on market increased, now standing at 78 days, up 24% from April and up 5% from May 2016.  The Phoenix, AZ real estate market picked up the pace in May. The number of homes sold was up  11% over April, and up 18% over last year. The year over year price increase continues to move in the right direction, up 4% over May 2016. The 12 month moving average sale price is now $264.058, up 7% from the previous year and now just about at our pre crash highs.  The number of homes on the market is 3,729,  down 1% from April,  with the days on market at 62, down 5% from last year and well within the benchmark of a seller's market.  The "Burn Rate" (pending sales/active listings) has increased again slightly to 2.33 months supply.  The price per square foot again jumped to an unusual figure, $228.38, 60% greater than last year.  Based on the pending sales in May (2,798) we can expect ano...

 The Anthem Parkside real estate market flattened out in April. Home sales, in a strange coincidence were identical to both March 2017 and April 2016. Literally flat.  The average sale price declined 1% from last year.  And the average price per square foot rose only 1% year over year for the Parkside. The average days on market rose 10% from March and up 7% year over year. The inventory of homes on the market is at 2.20 month’s supply, a strong seller’s market. The 12 month moving average, $289,618 is up 4% from last year, still a nice steady rate of appreciation.  And the number of homes currently on the market is 107, while the number of homes currently under contract in the Parkside is 89. If you've followed my blog here you know that I also do a weekly sales report for Anthem homes...

 The Anthem Country Club real estate market remained on an even keel during the month of April. The total number of homes sold in the Country Club dropped a little from March, but was up year over year.  The average sale price increased over March, and year over year the average sale price increased by 5%. The price per square foot increased 3% year over year.  The days on market dropped dramatically, 26% versus March and 34% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.24 month’s supply. Again, watch the 12 month moving average, which dropped again year over year (-1%).  There are  now  85  homes on the market in the Club, down 13% from March.  The Anthem real estate market continued it's solid spring. The total number of homes sold was up 6% over March, and up 4% over April 2016.  The average sale price tailed off a bit but was still up 1% from March and up 2% year over year.  The 12 month moving average continues to remain flat month over month and is now only up 2% from last year.  The price per square foot was down slightly from March and only up 3% year over year. The days on market continue to decrease, now standing at 63 days, down 7% from March and down 14% from April 2016.
