Calgary real estate sales still on the rise in October with 23% increase in total residential sales over the same month last year, bucking a slower national trend! The latest market report released by CREB showed that since the beginning of the year 18,676 properties changed hands, raising the number of sales by 16% from the same period last year! This higher demand for housing was not satisfied however by the same level of increase in inventory, leading the prices to go up as a result! In the Single Family Home market, the average price reached $492,508 in October, 8% up form last year. The same trend is also trace in both townhouse and apartment categories where prices increased 9% and 6% respectively! But with all the excitement, let's not forget to keep our kids safe with these useful tips from CBC news: Asking your kid to wear a coat over his costume in the Autumn cold weather will definitely spoil the fun! Instead, buy him a loose costume, so he could wear his heavy clothes underneath it. Also make sure the costume is not too long to avoid any tripping hazard. New Brighton sales increased in 2012 with 199 total residential units sold by the end of the third quarter, compared to 129 in 2011 and 128 in 2010. Sold single family homes reached 166 during the same period, with an average sold price of $390,988 and a median sold price of $395,000. In 2011 only 107 single family homes were sold between January and September, with an average sold price of $381,792 and median sold price of $389,000. Condos and townhouses sales in New Brighton also increased, from 22 last year to 33 in 2012. The average and median sold prices dropped this year to $257,689 and 255,800 respectively compared to an average sold price of $262,563,  and median sold price of $264,750 by the end of the third quarter of 2011. Calgary’s luxury home sales continue to score high as 542 homes were sold between January and August 2012, according to CREB now, this is a 14% increase from the 476 homes sold during the same period in 2011. Latest reports from different resources all agree that the province's real estate future is promising. Canadian Real Estate Association (CREA) is expecting Alberta to be on top when it comes to the real estate growth in 2013, while another report by Sotheby’s International Realty unveiled that sales of  luxury homes in Calgary priced at and over $1 million have increased significantly since the beginning of this year, with 6% up in sales above the asking price. Calgary Housing starts rose by 25% in September 2012 over the same period last year, according to the latest Preliminary Housing Start Data from the Canadian Mortgage and Housing Corporation. With a total of 1,012 housing starts in September, the majority went to the Single Family Home category with 514 new builds, compared to 417 last year. The Condo/Townhouse share totaled 477 starts, again an increase over the 393 new units in September last year. Since January, total housing starts in Calgary area reached 10,002, a significant 59% up from the same period last year, that saw 6,325 starts. Total residential sales in Auburn Bay between January and September 2012 increased by 38% to reach 148 sold units, compared to 107 over the same period last year. Sales of both Single Family Homes and Condo units in Auburn Bay increased by the end of the third quarter of 2012 compared to the same period last year. 134 single family homes were sold in 2012 compared to 107 in 2011, while the 14 condo/townhouse sales were more than double the 6 units sold last year. Calgary real estate market, fueled by a combination of favorable factors, continues to show an increase in sales activity by the end of the third quarter of 2012,  despite a steady decline in the number of new listings entering the market. According to the latest regional housing market report released by CREB,  Calgary real estate benefited in 2012 from the improving consumers' confidence in the region, thanks to the province's strong economic growth and the increase in full time employment rates, that were "far outpacing national averages." A recent report released earlier this summer places Calgary at the top of the list globally when it comes to the best returns on real estate investment. The 2012 IPD Global Cities Index that compares property ROI of 60 international cities, revealed that Calgary's returns jumped up in 2012 to reach a whooping 21.6%, compared to 8.7% in 2010!
