Since creating contracts is the role of an attorney, the agent is relegated to filling in the blanks. The difficult part is page 3,4 and 5 which are all text. Where there is an overabundance of words, transgression occurs. Actually explaining that waterfall of text accurately is difficult, which is why many agents simply say. "This is just legal boiler plate that never comes into play."
A good agent's role is to know every line and able to explain how or if this buyer/seller could be affected. It clearly takes more time.

You have to know them inside and out, forwards and backwards and be able to explain them fully to your clients as you fill in the state-provided form blanks. Then you have them initial and sign so you can present to the other party's representative.
