Have their HVAC and especially dryer vent ducts cleaned regularly. The dryer vents annually. 100,000 house fires annually start in clogged dryer vents.

Just one thing??? Pay property taxes and insurance, change smoke detector batteries, change filters, blow out sprinkler systems in the fall, clean out gutters end of fall, file homeowner exemption before April 15th first year of ownership as primary residence, check crawl space at least once a year....is this the kind of thing you are asking for?

Nat - Changing HVAC filters, keeping dryer vent cleaned, and changing batteries in their smoke detectors are all good ideas.

Conduct regular termite inspections or services. Many of the homes I sell here are infested and 45% need tenting before sold.

#2. Restrictions: Here in coastal Florida, fertilizing lawns is prohibited during the rainy season, June to December. So, owner should be reminded to weed, seed and feed, between Feb and June.

#3. Annual security checkup: Inspect entry points, windows and cameras. Verify security updates on electronics. Have all electronics connected to a power strip controlled by a wall switch. When not in use, shut the power off. They can not spy on you through your SAMSUNG Smart TV is the power is removed.

#3. Pass it forward: remind the owner the fabric of society is compassionate touches of those in need.

Then all that regular stuff like dryer vents and smoke detectors.

I'm with Candice A. Donofrio ..cleaning dryer vents seem to be something no one thinks about and fires start from the build up!

Service their HVAC system and change the filters.

The list is long on what to remind them of, but change filters in furnace, batteries in smoke alarms.

Change the batteries in the smoke detectors and CO detectors. 

Interesting.  I guess paying property taxes, insurances would be important.  Regional issues like earthquake insurance would also be good.  No radon out here to worry about, smoke detectors and CO detectors are supposed to have 10 year non-changeable batteries now, so that's not an issue.

Call me when they want to upgrade or downsize!

Take a inventory of their home.

Change their HVAC filter regularly! Too often overlooked!

Smoke / carbon batteries checked every six months. Change HVAC filter monthly, dryer vents and HVAC cleaned no less than every 2 years. 

have well water tested annually for quality.... coliform bacteria...

Flush their hotwater heater, clean septic tank, wash windows. They will appreciate a computer controlling their lives

I would like to see a place that you can add in something specific to that home, such as turning on and off an irrigation system. I just had a closing where they had a unique water filtration system fr their well that requires by monthly cleaning/replacing of fiters and adding salt etc.
