90 minutes twice, but it was a large waterfront home. Seller was a bank and the negotiator was a jerk. He blew the deal and later sold it for $600,000 less. Lost his job over the deal!

2 hours 15 minutes.  An estate with big home, air plane hangers and buildings.  They were not slow...there was just so much to see,

It was 97 degrees outside and there was no A/C on.  Everyone one was drenced with sweat within 10 minutes of looking.  It was more than miserably hot.  

Lucky for everyone, we are now under contract for that property.  The most "complicated" and outstanding piece of property I have sold.

Outside of an inspection or an open house event, I recall spending two hours at two different properties with two different buyers.  Both never bought. Lessons we learn, right?

Kathleen - I have shown a ton of homes, and I think the longest time I have ever spent at one home is about 45 minutes. I have not shown many luxury homes, or properties on large acreage.

Surprise was - they did not like the home! (May be, because we were there for long time...)

Hi Kathleen - We had some buyers who loved looking at homes, and always spent an hour minimum in a house, even if they hated it. They once asked the seller to move his car out of the garage so they could see if their pickup fit, and the home was a complete mismatch they ahd no intention of buying. They finally bought something, but they left us exhausted and drained.

I once had a guy spend over a month coming back daily to look at a lot that we had for sale.  By the time he was ready I had long since given up on him, and my wife was about ready to call the sheriff.  But he bought for full price, and then came back a year later and bought a 10 acre lot.
