Tony and Suzanne Marriott, Associate Brokers You have to remind them that "time is of the essence" and a delay can cause them to be in default. Default means non performance or in the buyer's case loss of EMD.

I can't force them to do it. I can tell them repeatedly and warn them of the consequences, but other than that not much else I can do.

Have a sit down chat with them, and if help is needed, I step in and offer help along with vendors.

Hound them repeatedly until they do it. Phone calls, texts and emails. Carrier pigeon, neon signs and driving over there if I have to.

We sit down and have a discussion. If the issue is so profound that it is preventing the sale and no remedial action is taken, then we drop the listing. Listings that do not sell can cost us more than just money.

I yell at them. No, just kidding. But I do provide reminders, especially when deadlines are involved, and make sure they understand the consequences of missing deadlines.

I had this happen in December. Had to tell them I respectfully disagreed with how the situation was being handled and if we want to see this through to fruition we need to discontinue an emotional reaction and perform.

We recently had a buyer who REALLY wanted to buy a condo, and we got an accepted offer. When asked when he was going to have a home inspection, he said..."I'm going away for a month and when I get back I will schedule it"...Grrr!

Have a dialog with them giving them the pros and cons especially if we are in a transaction. I keep control of my client however possible, some need more babysitting than others. If they are "self destructive" to the transaction, I need to find out why. Do they really want to go forward with it being a key question.
