I do. I present the options as prescribed and explain it best I can. The buyers that actually read our broker disclosure generally sign a buyers agreement with me. The ones that don't read it usually want a buyers agreement a little later. I just try to educate the buyer about what level and type of service they get with one and without one.

If we know, like and trust them, and they're RWA . . . we won't ask them to sign in the first place.
IF there is a possibility that they may need to compensate us because the seller won't (off market deals, FSBOs etc) . . . then they will need to sign something that builds our fee into the deal. This ALL needs to be arranged, and an understanding reached beforehand.
