No one in my market does open houses. They just don't work. I have tried hosting many of them. It's a waste of time. So no I haven't sold a house as a result of an open house. 

No I have not, but I have sold homes to the people who have come to my open house.

I have never sold a home I was holding open, I've found buyers that way for a different home, but no one ever bought that house.

None off the open house. However, I have sold other houses to prospective buyers who walked into my open house.

Yes but it has been awhile Winston. About 6 years ago I was sitting an open on a really high end condo I had listed and a guy came in at the end and asked me to stay open so he could bring his wife. She came over and the next day a cash offer.

Winston Heverly When I was doing residential real estate, open houses were never very productive. They seemed to be more a way of appeasing the sellers.

Never. The closest is when a showing was scheduled during an open house, but they would have been by anyway. 

Probably in the early 90s I did when having a HUD Repo open house was the way to sell.

Sure have and I love holding Open House Events. I love meeting new people.

I've seen it once or twice in the last couple years.  It is rare, but does happen.  I keep a purchase agreement with me just in case. 

I have sold several but do not know what percentage it would be.

I would say one in 10 so it can be productive if you know how to work the prospects and develop them into buyers.

I have met luxury clients at my open house and then had them use me to buy a different house. I do very few opens, don’t think anyone ever bought the house I was holding open.

I don't often do open houses, but our agents regularly sell homes from open houses.  Though, typically it's not the same home where the open house client was met.

if done properly... it could/should be 25% or better not THAT house, and not that week necessarily , but you will NOT find a better time. i ask you this. WHAT % of buyers ever went to an open house? without an agent?

Yes. home sold as result of open. Buyer had agent. 

Never actually sold a home from the open house, but have met a few sellers and buyers at open houses, and converted them.  Still a low percentage - about 10%.

Open houses have many purposes, selling the home you are in is only one of them.

Only one in 11 Years @Winston Heverly ...I have not held one in years ....I think agents just do it for show ....and sellers like them ....but you will never convince me that someone waits for an open house to buy it ....

None, zero, zip, zilch = 0%. So I stopped doing opens quite some time ago. Time can be better spent elsewhere (and more safely).
