It depends on the roof lines and how big the bedroom is. But I tell you it is expensive to build and will not reflect square footage value on an appraisal. So basically it is there for asthetics and buyer appeal.

Good Monday morning Mike. Because it is not insulated, conditioned and is an open air structure; its cost per square foot would be considerably less expensive than enclosed living space. Perhaps $15 a square foot.

Gary Mellott good job Gary, the unexpected cost gary are those footings under the four posts. in our state they could easily be 8-10 feet deep and 5 feet across full of structures rebar and cement. very expensive. and Debbie Reynolds is so right , it doesnt reflect much on an appraisal. you get covered porch, but not much credit
