Hi Diego -- it depends. There are buyers for all types of communities -- gated - non-gated. It's the perceived quality of the neighborhood that determines value and the gated/non-gated aspect is just one of the features not a defining one in my market.

Great question. One I have been recently asked by buyers too. As Joe just referenced, the biggest negative is the private streets, therefore higher fees. I have found that to be discouraging for my buyers.

Here on Kauai security is much less of an issue than in some other areas. I've never had a client specify any preference for gated communities.

Clearly the VALUE of living within a gated community is reflective of the average sold price and associated price attributes.
An attempt to add addition value could place the house outside the buyer value bracket.
The added value you seek is the ability to live in the same community as........(add the name of shakers, movers, celebrities and opportunity access here). This is of greater importance than you may realize. I've made the value go +20%. Cash only please.

Depends on the comps in the gated area, location etc. In my master planned area a non gated house will cost aboud 250k, guard/gated in the same master planned community 350k-500k. Those are both builder homes, not semi custom or custom, we do have a guard/gated of those also in the same community, there you are looking at a starting price of about 800k...for a .5 acre piece of land, no house included.

Thank you all for your comments! I posed the question because I had both mentioned to me and then read an article where buyers would pay extra to keep away from "riff-raff"... One such community also host the Byron Nelson PGA Tournament. It offers membership to two excelent golf courses, where the Four Seasons Resort is at. It's truly spetacular, but is it worth the "bump" in price... Intresting at the very least...

Some clients don't see living in a gated community as a benefit and would not pay a premium for it.
I've never had clients ask specifically for a gated community, though some have avoided them.
I think it comes down to preference and comps.

At a certain price range it is as essential as something like granite counters or better. On lower price ranges especially for first and second time buyers it takes away from the home size or quality because in our city it makes the streets private so maintenance is built into HOA.
