I have to agree with John McCormack, I've experienced that open houses are a waste of time without a dedicated system for capturing leads. A time with family, hobbies or even just good book & a hammock are more productive ways to spend Sunday. I treat Sundays as my regular day off to recharge with family...every Sunday.

Had an OH on Mother's Day. One couple and two neighbors showed up. This is much less activity than normal for this property. However, I did get a good lead from one of the neighbors.

Those who are out looking at open houses on Mother’s Day or any other holiday are serious buyers. They are the people that you want to meet at an open house. Buying a house is a priority for them.

I'm an open house believer, having sold many of my listings as a result of our efforts as well as gaining new business that way, but I try to avoid it.
