Real Estate Best Practices

Coaches, books, classes and seminars aim to capture real estate agents dollars with promises to teach them any number of ways to improve their business. From sales skills to how to close more deals to how to win with expireds (expired listings) and more, everyone has something to teach you.

There's nothing wrong with continuing education, whether it's keeping on top of new laws and regulations or learning how to be more productive. But before you spend an arm and a leg on any of those things, pull up a chair, put on your glasses and peruse the pages in this section of ActiveRain.

It is only here that you can tap into the world's largest online real estate community and actively engage with your peers. Find out what works and what doesn't from those that actually put into practice what others merely teach. Read how-to articles, advice on designations, certifications and continuing education classes. You never know where you will find the inspiration to take your business to the next level. So, pull up a chair and dig in!

Thomas J. Nelson nailed this one in his blog.  If you missed it catch it now. It seems like in the last 5 years or so, the art of negotiation is becoming a lost skill among newer and younger agents. I’m seeing a troubling pattern (on my multiple-offer listings especially) where, instead of countering back after an initial seller counteroffer, they simply walk away—leaving their clients empty-handed. Worse yet, some agents fumble through explaining the counter options, missing the opportunity to advocate for their buyers and push back effectively. They actually get their clients emotional vs. calm with cooler heads prevailing. Where’s the resolve, the backbone, that used to fuel multiple back-and-forth counters? It's frustrating as a listing agent to see this happening. Negotiating is on...

In today's competitive market, negotiation isn’t optional—it’s essential. My kids (now adults) were read to every night by their mother. I remember being read to as well but I honestly don't remember who read to me, either my mother or my Grandmother who lived with us. Reading stuck with both my kids but not for me. Besides being read to by their mother Timmothy and Tina often went to the library story time. The Minot Public Library does a great job with kids.My best friend was the Minot Public Libraries Head Librarian for about 30 years. Jerry was very innovative and brought many new programs to the Minot Public Library but he was also smart enough to know what old time basics worked as well and keeping the basics of what makes the childrens library work is still in place today. What could be more basic than kids story time? The same is true in Real Estate. W...

I think I have learn so much over the years and now I am passing my knowledge on to new agents. One of the first thinks I teach them in week 1 is:BUILDING YOUR SPHERE OF INFLUENCE -think of everyone that you come in contact with from your high school friends to the  person  that cuts your hair.  My list to make them think of people is over 190 questions that are designed to jog their memory.FIND THEIR NICHE- there are so many Niche that they can work from Newly Weds, family expecting, renters divorcees.  This market may take longer to develop but it can be a gold mine with time.Week 2:OPEN HOUSES TRAINING-There is more things involve then just putting out open house signs.  Teach them to put up a open house sign 4 days in advance with times on it.  Door knock  neighbors to tell them to c...

Today, I had the fantastic opportunity to attend the Greater Boston Real Estate Association of Realtors event in Norwood at the Sheraton Four Points. Among the highlights was a dynamic session led by the talented Katie Lance, who shared her expertise on harnessing the power of social media in the real estate industry. 🌟In a world where online presence is increasingly important, Katie's insights were both timely and practical. As real estate professionals, we’re not just selling properties; we’re building relationships, and social media is a powerful tool in that journey. Katie's session was filled with actionable strategies that I can't wait to implement in my own practice! Key Takeaways from Katie Lance's SessionKatie's session focused on several key principles that can significantly e...

Choose To Be Front & Center In A Changing Market Staying on top of trends and sales statistics as the marketplace shifts can be challenging. The client-centric agent takes a proactive stance to remain informed, rather than grabbing tidbits of information when sparingly fed by higher powers.  A few ways to continue business success without interruption is to always best represent by putting clients wants & needs first, focus on positive outcomes, remain a problem solver and provide an open, sincere communication line. Everything in real estate matters, down to the latest technologies, business developments and career objectives. Even subtle nuances carry weight in an evolving market. Prepare to meet the changes or get left behind. There are no replacements for the personalized service we...

Even face to face communications can be misunderstood. Our maybe I should say face to face conversations are often misunderstood if there is a lack of clarity and if ones body language sends a conflicting message. So would we be better off communicating with tin cans and string when visiting with our clients? Of course NOT! However if clients regularly ask for clarification or for us to repeat ourselves it may be an indication that we need to brush up on our communication skills. How do you brush up on your communication skills? Practice your presentations with your Broker or another professional in the field. Join Toast Masters or a like group/organization (this may also lead to greater business leads). Write out one of your typical presentations (ie. listing interview, sales presenta...

Often, when thinking about homeownership costs, buyers think of their main expense – their mortgage, and fail to go beyond that.  The title of this graphic is a home buying myth.  I am not sure who decided this was a myth because it is not a myth it is reality.  Home ownership costs money.  The mortgage is the biggest chunk of the monthly expense but it does not stop there.  It's important not to forget things like property taxes, HOA fees, insurance, etc.If you have questions about what costs to expect and prepare for I can help! The way someone does something is how they will do EVERYTHING.   "The present moment does not recede into the past. It advances into the future to confront us, spent or invested.” -Neville Goddard Interesting concept, right? How our actions in the present can reverberate out into the universe for good -- or not so good. This past week has had me thinking about how we 'impress' people. Some spend a LOT of time 'making an impression' with varied results, some they may not even be aware of! We tend to act 'in the moment' and indeed, that's all that exists. But people are 'struck' by us in different ways. Ways that we can't predict, quite often. And control even less! When you are cheerful, it leaves a lasting impression.  When you are peaceful, it leaves a lasting impression. When you are he...

More Marketing Tips, Westchester County Real Estate!Marketing Tips #14, Westchester County real estate! Frequency is better than extravagance.Low cost materials that you can send often arebetter than ones that are to expensive tosent on a regular schedule. Just listed and just sold mailings are great, but your sphere of influence and past customerswould like to know what you are up to also,so include them in some of your just listed and sold. Different customers and client respond todifferent thing so a good mixture will work better than a boring repeat of the same type on mailing. People will generally look at a promotional piecefor only a few seconds. So try to be consistentin the look of your pieces. It will be kind of like asubliminal message if it is repeated enough.

Yesterday my husband Gary mentioned that we had ants popping out in the backyard again.  Oh great! He quickly went to Home Depot to pick up some ant spray and I sprung into action as well.   We had experienced ants in the kitchen several years ago and no way was I going to let that happen again! While he was outside spraying the ant hills and around the house I was in the kitchen cleaning up where they had popped up before - by the toaster and one of the kitchen windows. Mind you, I clean this area often as I want to make sure all is well and if there are any site of ants and they'd be zapped promptly.  None had shown up so far and I didn't see any ants as I was cleaning  yesterday either. Thank Goodness! No ants = success! WE IMMEDIATELY SPRUNG INTO ACTION TO SOLVE THE PROBLEM AND FIND...

Simple fixes can often snowball into larger, more expensive issues if not addressed promptly. Here are five home maintenance tasks you should never skip, ensuring your home stays safe, efficient, and comfortable for years to come.1.
