Real Estate Best Practices

Coaches, books, classes and seminars aim to capture real estate agents dollars with promises to teach them any number of ways to improve their business. From sales skills to how to close more deals to how to win with expireds (expired listings) and more, everyone has something to teach you.

There's nothing wrong with continuing education, whether it's keeping on top of new laws and regulations or learning how to be more productive. But before you spend an arm and a leg on any of those things, pull up a chair, put on your glasses and peruse the pages in this section of ActiveRain.

It is only here that you can tap into the world's largest online real estate community and actively engage with your peers. Find out what works and what doesn't from those that actually put into practice what others merely teach. Read how-to articles, advice on designations, certifications and continuing education classes. You never know where you will find the inspiration to take your business to the next level. So, pull up a chair and dig in!

May's Contest Wrap-UpMay has been a wonderfully busy month. Carol Williams and I have enjoyed co-hosting the May 2025 contest. The contest asked our AR professionals a thought-provoking question: If you could start fresh in real estate with all the knowledge you have today, what changes would you make? We received 36 entries; each filled with unique insights and perspectives.  One interesting observation was that none of the participants wrote about wealth and buying cheap properties or even discussed strategies related to purchasing properties. Please take a moment to review the entries and share your thoughts in the comments below. Let us know which responses resonated with you the most and which was your favorite, along with the reasons why. Discussions help strengthen our real esta...

Thanks Debe Maxwell, CRS ,  it has been fun.   Raise the Bar - Giving More Than You Think You Have   This inspiration came from Peter Mohylsky,'s recent post and entry into May's challenge.   There are days—let’s be honest—when this business can bring us to the very edge! Days when exhaustion meets frustration, and you feel like you’ve got nothing left to give. I know the feeling all too well. There have been times I’ve wanted to break down and cry. But instead, I lean in and push harder. Why? Because no one else is going to do it for me!   In real estate (and really, in life), we don’t always have a coach on the sidelines shouting plays or pushing us past our comfort zones. Sometimes, it’s just us—our grit, our discipline, our self-talk. And in those moments, we have to be the ones to ...

Days🌅 on Market - Important to Know ✅Did you know 🤔that keeping an👀 Eye on DOM Trends can tell you a lot about your 💒🏰Local Market?⭐If the Average DOM in an Area is 👇Low, it typically means that demand is 👆⬆High, with more Potential 👨‍👩‍👦‍👦👩‍👩‍👧‍👦👨‍👩‍👦Buyers than Properties for Sale. Buyers should be Prepared to Act Fast🏃‍♂️🏃‍♀️ and Homes are Likely to Sell at or Above Asking Price.⭐On the other 🖐Hand, if the average DOM is high—think many Weeks or even Months— then Inventory is Greater than Demand. According to the Bureau of Labor Statistics, a real estate agent's day typically begins in the office, where new agents and experienced professionals alike focus on managing current deals and working on strategies to keep their business alive. This could involve reviewing a sample schedule to prioritize tasks such as connecting with hot leads, responding to emails, or scheduling meetings with potential clients. For new real estate agents, building a system to organize activities after earning their real estate license is crucial for long-term success.Throughout the day, most real estate agents often spend time meeting with clients, showing properties, or collaborating with other agents to explore listings. They may also focus on tasks like preparing marketing materials, such as online m...

Starting a real estate business or rebranding your current one is an exciting step. Choosing the right real estate business name is crucial. For real estate professionals, the name you pick shapes your brand, helps attract clients, and sets you apart in a competitive industry. Maybe you're forming a realty firm. Or you are assembling a real estate team. Imagining a potential real estate company take a lot of brain power, and the right name defines who you are. It’s also important to know the rules. Local laws play a big role in naming your business. For example, according to the Texas Real Estate Commission (TREC), all business names, including assumed business names (DBAs), team names, and alternate names, must be registered before they can be used in advertising. This step ensures you’...

“It depends upon what the meaning of ‘is’ is.  If the- if he- if ‘is’ means is and never has been, that is not- that is one thing.”President Bill Clinton pleading his case during the Monica Lewinski grand jury trial Growing up, I remember having some of Pete Rose’s baseball cards in my collection; they were good ones!  Not only was he the all-time hit leader in Major League Baseball (MLB) history, he was the consummate ballplayer.  He was gritty, ran out every groundball, and earned the nickname “Charlie Hustle”; he was consistently lauded for “playing the game the right way”. During his 24-year career, he won three World Series and more regular season games (1,972) than any other professional player in any sport.  He loved baseball and was considered a surefire Hall-of-Famer. But off t...

We fly or we fall. This is a sales-based industry, we are only paid upon recordation. That is the reality. There is no financial support system for us. No unemployment checks to cash when the market stalls, though we are required pay into that system.  We sink or we swim.  We fly or we fall. One can only hope it’s a short descent with a soft landing. Of course, that may depend on ego-weight. Some crash down like a comet falling from the sky to the ground. Others, easily get absorbed into the work force, for pay. Right now, I'm floating. No free-fall for me! Experienced professionals understand the need to pay attention to current trends and subtle nuances in local selling areas. Changes, rules and guidelines in past cycles, can aid in remaining afloat by learning, adapting, progressing. ...

Real Estate Agents Can Try These for 2025Summer is almost here, and everytime the spring and summer roll around, I think of open houses. When I helped my friend sell his house, we had an amazing open house experience. I partnered with another agent for that transaction, and I learned a few ideas.Open houses are one of the best ways for real estate agents to connect with potential buyers, showcase properties, and gather valuable leads for future opportunities. Spring is here, and it’s the perfect time to take care of your home’s seasonal maintenance needs. Regular upkeep is essential to ensure your property remains in top condition and can save you from costly repairs. Here’s your go-to spring home maintenance checklist to keep your home running smoothly.1. Inspect Your RoofWinter weather can damage your roof, so it's important to check for signs of wear and tear. Look for cracked shingles, leaks, or areas where debris may have accumulated. If you’re not comfortable with roof inspections, consider hiring a professional to give your roof a thorough once-over.2. So, it goes...  During the last several months I was working with a couple buyers and after hours and hours of time spent, I get home from a short 3 day much needed camping trip to find out they purchased another home... go figure...The story below is just one. By Real Estate Coach and Speaker Darryl Davis, CSP and Real Estate Expert Ever notice how some agents seem to always have a full pipeline, even in a slow market? It’s not just about marketing budgets or lead gen tools—sometimes, it’s as simple as a smile. That’s right. Research shows that smiling doesn’t just boost your mood—it actually makes people more likely to trust, remember, and refer you. In fact, people who smile appear more competent, likable, and approachable. Think about the last time you walked into a store or open house. Were you more drawn to the person who greeted you warmly or the one who looked like they’d rather be anywhere else? A smile is your most underrated marketing tool. It builds connection faster than any script, creates an immediate sense of ease, and subtly r...
