A lady deed maybe a usefull tool to transfer property to somone else after you die.A ladybird deed is a special kind of property deed that's pretty handy for homeowners who want to make sure their house goes directly to someone else when they pass away, without the hassle of probate court. This article by Emily M. Sullivan and Gregg A. Nathanson, published in the Michigan Bar Journal, explains the deed's benefits and how it’s used. Here's the simple version of how it works: When you use a ladybird deed, you keep full control of your property until you die. You can live there, rent it out, or even sell it without needing to check with anyone else. But once you're no longer around, your house automatically goes to the person or people you've chosen, called beneficiaries, without getting ca...

When selling and listing Real Estate,  we also want to build relationships. Do we accomplish this by sending everything through DocuSign instead of meeting our clients face-to-face and explaining the paperwork? Was this the original intent of DocuSign, or did we get lazy? Yes, it is convenient, but translation needs to be recovered somehow. Do people understand what they are signing?  It is a magnificent tool; many people in specific situations cannot sign in person, so it is perfection. Is it necessary to use it in every transaction? Why have we lost the value of face-to-face contact with our clients and explaining contracts? Are we building relationships? Call me old fashion. I am sure there are many transactions where the clients only see the agent to see the property or the initial ...

Wordless Wednesdays: Technology/AI is not your friend... I have been reading a lot of posts thanks to this month's Active Rain Challenge about AI. I wrote a diplomatic post about it. Well, this is not about the Challenge, this happened today.  To give you a background for those who do not know I was born in Communist Hungary where the government tried to control people's thought process and I see today technology is trying to do the same. So, with that said be forewarned and be careful. Look at the photos and I will just leave it at that. When Diane and I talk to each other there are times she is in the other room and does not hear what I said. Hence the joke has been I yell to her "Do you want me to tell you in Hungarian?" Keep in mind my phone is always in my hip pocket in case I get a...

In our rebooted YouTube Thursdays series, we've had a few weeks of inspiration from other video creators. I hope you've been inspired for what potential there is for what is possible in creating video. Have you been thinking about your own YouTube channel? Creating video is NOT going to be for everyone. But if I can nudge even a small percentage beyond the "thinking about it" into "giving it a go" mode, then this series is successful! Now it's the time for action phase of our project. If you want to lose weight you can't just watch a series of exercise videos, you've got to get up and follow along. So if you want to create videos, you can't just watch others do it. Time to step up! Don't worry, the goal line comes after a whole series of baby steps. The two fundamentals for video creation...

"Technology is a useful servant but a dangerous master." -Christian Lous LangeWhether we like it or not, we are immersed in a technological revolution. Some of how we use it is by choice, and much of it is being forced upon us.  My relationship with Artificial Intelligence (AI) is a combination of embracing it, resisting it, and being downright skeptical of it. In this era, where AI intertwines with nearly every aspect of our lives, I find myself captivated, cautious, and concerned. I don't want to yield completely to its power or dismiss its potential.  I am searching for a balance. While I am wary of its far-reaching influence and potential pitfalls, AI has become an unexpected ally in a couple of projects that have been on my mind for quite some time. I've always been one to embrace...

These days, it's not unusual to see blog posts, or newspaper articles, about some real estate agent being caught red-handed doing things that are illegal, immoral, or just incredibly dumb while they are on someone else's property listed for sale.  They forgot.Big Brother is very likely to be watching!BB could catch you doing anything - stealing fruit off a tree in the back yard, helping buyers get into a house without you, skinny dipping in the backyard pool, or making whoopie on the staging furniture.  There are cameras on front porches to help catch porch pirates stealing your Amazon deliveries.  They can also pick up agents who forget to return keys to lockboxes or who don't lock up properly. There are cameras on doorbells that can get a good close up of comings and goings, including ...
