Chandler, AZ    This week the median list price for Chandler, AZ is $599,999 with the market action index hovering around 47. This is an increase over last month's market action index of 46. Inventory has increased to 329.    In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. Oh, sure, it’s easy for me to suggest to my clients that they edit what they have but then what are they supposed to do with everything?   That’s a good question and one that Sellers ask stagers and their agents.   So, where do you put everything?   1.  If there are items that your adult children will want, you might consider passing them along now.   One of my clients placed all of her Lladro and silver on her dining room table and asked her children over.  They were instructed to take what they wanted now.  After that, she gave some to her friends, and then sold the rest on eBay. 2.  Get the opinion of a professional. It seems that, as of late, there hasn't been a week when I didn't find a letter from some company in my mailbox that is "generously" offering to buy my house real fast, and for cash, and I could even avoid any fees and commission! They'll give me an offer right over the phone! That last line alone should have any seller who is receiving similar letters on alert. Proceed with caution (if at all)!  Nobody can give you an accurate estimate of your resale value over the phone by solely relying on AVMs (automated value models) and without ever setting foot in your home. The information that is publicly available and is the basis of these AVMs can be (very) wrong. My property is missing the number of bedrooms in some databases, for example. The AVMs also don't consider any recent improvements...
