Charleston WV first time home buyers program with down payment assistance. Low to moderate income families can experience the joys of owning their own home with a down payment assistance program administered through the Mayor's Office of Economic Development (MOECD) with funds received from the US Department of Housing and Urban Development (HUD).   After meeting the necessary credit score and completing the mandatory homeownership course, qualifying residents receive up to 30% of the purchase price for closing costs and down payment assistance. Mortgage Rates continue their downward slide making Charleston, WV homes even more affordable. The Freddie Mac Primary Mortgage Rate Survey reported that the 30 year fixed rate dipped from 4.10% down to 4.0%. On the 15 year fixed rate mortgage, after barely moving the last few weeks, dropped to 3.31%. Charleston, WV mortgage rates are expected to remain low for awhile. If you are selling your Charleston, WV home the market looks to be in your favor. During this month, 44 homes sold within the city limits of Charleston. This is a 13.5% increase over October 2010. This was quite an eclectic month. Some of the homes in Charleston sold, included one fixer upper that was 84% off the asking price for a final of $3,000. No that was not a typo! On the other end, a $678,000 home sold for $650,000 after 143 days on the market. Overall, October was a good month for Charleston, WV homes. The average days on the market for homes that closed escrow in October was 110 and the sale price was 87% off the listing price. Leaves are not the only thing falling this October. Interest rates continue to slide downward. Wow! Today I took my family to the Capitol Grounds in Charleston. I went because it’s one of my favorite places and I hadn’t been there in so long. But I saw something that I just didn’t expect to see. I’d never been in the War Memorial. It’s a beautiful tribute – four curved walls make a circle that surrounds you with the names of West Virginians who died to keep us safe. There are SO MANY NAMES. My daughters couldn’t believe there were so many. I ran my hands along them, feeling their names under my fingers. I remembered that I’d heard somewhere West Virginia usually has more soldiers per catipa that most states. Some would say it’s because we’re poor and the military offers a way out. The Sternwheel Regatta is how West Virginia says good-bye to summer. Tens of thousands of us (and our closest friends) get together in our lovely capitol city of Charleston to party alongside the beautiful Kanawha River.
