What to do, what to do. ~ The Wisconsin Regional Art Exhibit opens at the Monroe Arts Center on Thursday evening. This multi-media exhibit features artist from all over the region. The exhibit culminates with an artist workshop on Feburary 27. That all day workshop has $5 admission at the door, but the exhibit in Frehner Gallery is, as always, free. ~ MAC also has a painting workshop this weekend.   A tax credit of up to $8,000 is available for first-time home buyers purchasing on or after January 1, 2009 and on or before April 30, 2010. In cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify. A tax credit of up to $6,500 is available for repeat home buyers who have owned a home for five consecutive years out of the prior eight years. The repeat home buyer tax credit applies to houses sold after November 6, 2009 and on or before April 30, 2010.   Pre-approval Letter A pre-approval letter, is harder to obtain, but gets the tumbs up from sellers. The home buyer will go through the actual approval process including, but not limited to, credit checks, debt to income ratio surveys and verification of down payment. The pre-approval letter does state that the bank has made a preliminary approval of the loan and is willing to complete the loan process in order to finalize the sale. The pre-approval letter does not, however, lend a definitive answer as to whether the sale will go through. Historically, December is a very slow month for real estate sales, especially single family homes. I have been very interested in seeing how December of 2009 shaped up. Regarding the number of single family homes that sold in Green County in December of 2009: 21 homes sold in December of 2009, The homes were on the market for an average of 141 days, The average sale price was $142,750, The median sale price was $140,000, The highest priced property sold was $250,000, The lowest priced property sold was $49,900. The Alpine Curling Club is offering an Introduction to Curling class. This six week course begins on February 6th and runs through March 13. The class will be every Saturday evening from 6 until 8 pm. The cost will be $50 per adult, and teens over 13 can participate for free if they are accompanied by a paid adult. Introduction to Curling will cover history, technique, etiquette and game strategy in the first two weeks. There will be four weeks of league-style play.   House Selling Tip Do Some Cleaning With all the homes I've shown I would agree that no one will be impressed with a home that is not clean. Among the greatest (and most affordable) investments you can make is in a complete cleaning of your house. In addition to the normal mopping and dusting you do, clean the windows (inside and out), clean carpeting, wipe down walls and baseboards, clean fingerprint marks off inside and exterior doorways including the light switches, and sweep, sweep sweep. Clean out the fireplace, add candles ( light for showings) they make a warm statement.
