I hope by now Real Estate agents are using the free office tools offered by Google.  One of the most useful is the calendar.  It's simple, easy to use, and free.  I can set appointments, keep track of my showings and my mileage, just in case the IRS ever asks.  One of the features I began using this year is the invite.  When an offer is accepted I go through my check list of all the dates and deadlines, inspection, earnest money, loan commitment, walk though, closing, plus all other issues.  When I set the date I invite other parties.  All I need to do is begin typing the e-mail address and the G-mail does the rest.  It send out a reminder to the party responsible for completing the task and to the Buyer.  G-mail is another valuable resource.  I don't use G-mail for business, but it has...

Looking for the perfect home may be an experience of a life time.  It may have its up and downs.  Here are a couple of hints to keep the process is perspective. Make a list of your needs and desires.  A new home should have everything you need and most of what you desire. Begin your search early.  Keep up to date on current market conditions and price trends, interest rates and loan programs. Know your limitations.  Don't get involved with repairs and updates beyond your scope of experience and your budget. Gather a team you know you can rely upon.  This will include a Real Estate Agent, a Lender and an Inspector.  Having worked with a number of Buyers, I have developed listening skills which allow me to review a number of properties and find those most likely to appeal to the buyers ne...

Building a home gives you the opportunity to add the features that are important to you.  This is true for the inside of the home as well as the outside.  The kitchen is the most important room in the house for many people.  Often plans can be changed on paper at little or no extra cost which can make the kitchen area into a dream kitchen.  Modifications can also be made to the garage area, bedrooms, bathrooms, etc..  You may decide to build a house that includes some of today's more energy efficient features.  You can choose your own flooring, counter tops, light and plumbing fixtures and room colors.  You can decide how much money to spend and what areas to invest  the money in.  Even the outside landscaping.  If you like to garden you can reserve a spot for that using your own specif...

You may have a vision of the perfect home. You may also have a list of questions. What you need is a detailed list of options to price before signing a contract to build a new home. Knowing exactly what you want in a home, from the fireplace to the light switches is the key to successful building. Are you adding ceiling fans to the bedrooms or finishing the basement with a bathroom? Planning for all of these extras in advance can save you money. Avoid the costly mistake of rework. Imagine what it may cost to call a plumber back to the construction site to break up a brand new concrete floor to add a bathroom in the basement. Making changes to a house while it is under construction can triple the cost of certain additions. Ensuring everything is planned for before entering into a contrac...

Applying for a rent to own option is much like applying for a home loan. The main difference is, the lender uses cash funding from a private investor to purchase the home. Because the stock market is doing so poorly, there may be additional funds available at this time. Because they use private investors, credit scores may be much lower than required for other types of loans. Private investors look at this as a short term investment, usually 3-6 months. During that time, you agree to fulfill a credit repair program. This will guide you through a number of steps to raise your credit score and allow you to qualify for a conventional or FHA loan. When you are able to, you will apply for a loan through a lender, buy the home from the private investor and afterwards, take advantage of the t...

So what happens now that the tax credit is gone?  In the Milwaukee area I have not seen a lot of action beyond first time home buying.  The majority of sales seem to be in the under 100K price range, the bargain hunters. What about those who didn't get the accepted offer by April 30th and lost out on the tax credit?  I would venture to guess, many sellers are looking at the same situation from quite a different perspective.  Sellers know, buyers are still searching the waters looking to make a killing in the market.  We are entering into the listing season.  If listings increase enough to replenish inventory sold over the past month, the law of economics tells us we are looking at future price declines.  Now that we are facing the end of the tax crush, we can all take a sigh of relief. ...
