Last week was bigger for new residential listings than last week (67) but we're still very much in a seller's market due to the lack of inventory especially since the solds and pended are up from last week as well.There were also more condos listed last week than the prior week but more pended and sold just like in the residential market.Have a great week!Heather Stevenson BROKERCELL 360.441.7120

Here's your latest listing report. We had 67 new listings compared to 87 that sold/pended in residential. As of 4/12 12:00 PM there were 195 active listings in Whatcom County.In the condo market, there were 11 new listings while 23 either sold or pended and as of 12:00 PM on 4/12 there are 35 active condo listings in Whatcom County.Heather Stevenson BROKERCELL 360.441.7120

Here are the Whatcom County numbers for March 2021 compared to March 2020 and 2019.We can see that the number of new listings is down while the sale price and price per square foot are up on the residential side. The days on market are down, buyers need to be ready to act immediately in this hot market. The condominium market is very similar to the residential market with extremely low inventory for the back log of buyers that have been making multiple offers to finally get under contract.The vacant land market in Whatcom County is a little all over the place. We have more new listings but less for sale than 2020. Happy April!Last week the pendings outnumbered the new listings in both the residential and condominium markets.The median active price per square foot for residential is $285 and for condos is $387.It is a tough market for buyers as the inventory is still scarce. One of those condo sales last week was mine. 😊Have a great week!Heather Stevenson BROKERCELL 360.441.7120

Yay, the spring market is in full swing and there are more listings this week for residential and just about the same for the condo market.More listings = more choices and a little less competition for buyers.Watch the interest rates as they are starting to climb but they're still very low.There are 214 active residential and 39 active condominiums as of 3/29 at 11:00 AM.Call me if you have any questions about a particular city or neighborhood as I have a stat for that!Have a great week!Heather Stevenson BROKERCELL 360.441.7120

More Listings Will Arrive This Month After an intense winter in the Whatcom County real estate market, more new resale listings are on the horizon this month. March historically marks the beginning of the eight month prime-time real estate market. Whatcom County is virtually sold out up to the $1.5 million price point. Sales Activity Intensity™ for homes up to $500,000 is extremely high, what I consider “uber frenzy”; 64 percent of sales activity occurs in this price range. On both residential and condos - the pendings and/or solds are outnumbering the new listings but there were a few more new residential listings than from last week. New condo listings stayed at 8 which also skews the median price to higher than it really is for Whatcom County. Listings picked up a bit this week for the residential market but not so much for condos in Whatcom County. Each week we are getting closer to the spring market (even though it certainly didn't feel like it outside!). There are 195 active residential listings and 38 active condo listings as of February 16th at 10:20 am. The pending and sold listings are still soaking up all the new residential listings in Whatcom County. Lots of new condo listings last week, however.In the same 7 days last year, we had 48 new residential listings with a median price of $421,950 and 10 new condo listings with a median price of $286,500.Heather Stevenson BROKERCELL 360.441.7120

Comparing January 2021 to January 2020: Price = ↑The median sales price is ↑ 4.5% Inventory = ↓ Current homes for sale is ↓ 41.2.4%  Months of inventory is ↓ 45.7% Days on Market is ↓ 51.5% New Listings = ↓ New listings were ↑ 5.5% Pending Sales were ↑ 148.3% - Yes, you read that right!
