We are blessed to live in the Wenatchee Valley where, according to the appraisals I am seeing, the number of foreclosures are not affecting our sales prices. And even though sales are down slightly from last year, according to Pacific Appraisal Associates Real Estate Snapshot (www.pacapp.com)  671 homes have sold so far year to date (September 2011) in the Wenatchee and East Wenatchee market. At first glance you may think the green algae is the issue in the photo, but not really.  This photo was taken under an exterior deck and algae is typical in those areas.  The real concern is the wood laying on the ground next to the home.  This a great place for wood destroying organisms to start residing and to begin gaining access to your lovely home.  Carpenter ants love decomposing wood! Northwest ENERGY STAR Verifier Update Training started in November 2010 to educate certified Verifiers about the new standards for ENERGY STAR Homes, with a roll-out date of January 1, 2011. In the November/December 2010 "Builder News" Northwest ENERGY STAR Homes said that, "due to the changing energy codes across the Northwest, the January 1 roll-out of the enhanced specifications was necessary to maintain the high level of quality and performance associated with the Northwest ENERGY STAR Homes label."I attended the update training in Olympia in January.  For more information about the new standards visit the ENERGY STAR Insider News page.  My professional achievement was also highlighted in the Wenatchee World People & Places article on March 5th.

This week I attended a North Central Home Builders Association dinner in Wenatchee, Washington. One of the speakers was Mark Yaple, the Assistant Fire Chief for the City of Wenatchee. He talked about the number one problem that causes a total loss in a house fire- a faulty or absent smoke detector. Since 1995 building code has required homes to have hardwired smoke detector alarms with battery backup. Yaple is concerned about the homes built before 1995. He has taken it upon himself to provide smoke detectors to any home in the city of Wenatchee that needs one. State Farm Insurance gave him a $5,000 grant to purchase battery operated smoke detectors. With the help of a Red Cross volunteer and driving his fire truck he went door to door inspecting smoke detectors and installing new ones ...

Today all the news is about how the national home market dropped by 27%. But, is that a big surprise in your area? Not in ours. Here's Wenatchee sales information for July: Wenatchee area home sales fell 30% in Wenatchee and 42% in the MLS for July as compared to one year ago. Year to date, sales are only off about 5% according to the Wenatchee Snapshot Report from Pacific Appraisals. Average and median prices remained about the same. The tax incentive has made this an odd year, with some of the summer sales pulled earlier into the spring by buyers who wanted to qualify for the credit. This is why I urged folks to get their homes on the market early this year, in the February time frame, so they could get them sold while the tax credit was in effect.

This is a pretty interesting report and includes graphs of sales information that go back 14 years! Home sales for December rose 53% and were reported to be a count of 49 vs 32 last year. 43 of those sales ranged between $108,000 and $350,000, while 6 were between $351,000 and $840,000. The overall average price is $256,000, slightly above the yearly average. For the MLS market area in Wenatchee, home sales rose 60% in December!  Have a look at the complete Pacific Appraisals Snapshot Report for Wenatchee year end 2009.  Our own Lake Chelan market saw sales of over three times last year's for December 2009. Last week was a beautiful fall week weather wise. Great, spectacular weather is something we experience in Central Washington (entirely different from the West side i.e.Seattle). Sky was blue, air was clear and foliage was in full color. Just time for a quick walk along the Banks of the Columbia River. One of the special features of our town is the development, in the last few year, of a river walk/trail system. Initially the loop was about 11.5 miles in length. Today there are several additional extensions. But it is a great place to be, relax and exercise. I started near Porters Pond (see above).
