As the year comes to an end, I find myself looking forward to 2012 and all the fresh starts that come with a new year! In my mind I am already planning my resolution list.  Although a hundred ideas pop into my head, I am determined to keep the list small and significant.  But that will be next week’s blog.  Today I am taking a look back. 2011 was an important one in so many ways that I can hardly let her pass without at least a toast!  So to 2011, I raise my glass and thank you for: The eleventh-hour job that my husband got after quite a few months of unemployment.  Just as things were looking rather scary, opportunity knocked! He’s back to work now and we are on a hopeful track in our life.  My sincere hope is that the rest of America can get there as well.  The tomatoes! We had a late...

Housing Picture Expected to Brighten in 2012 Daily Real Estate News | Thursday, November 17, 2011 Better times are ahead for the real estate market in the new year, according to several forecasts and recent surveys. Fiserv, a financial information services firm, predicts that 95 percent of the 384 metro areas it tracks will see prices rise in 2012. Many surveys and economists are forecasting a very modest increase for the housing market in the new year, but after several years of dropping prices and rising foreclosures, even the slightest increase would signal a glimmer of hope for the market. In a survey by MacroMarkets of 100 economists and real estate professionals, respondents reported home values will likely rise slightly at 0.25 percent in the new year. The real estate market stil...

Gov't Announces More Refinancing Program Details Daily Real Estate News | Thursday, November 17, 2011 This week, the federal government released more details about its revamped Home Affordable Refinance Program, which sets out to allow more home owners to refinance their mortgage and take advantage of ultra-low rates. The program is geared to those who are current on their mortgage but may be underwater, owing more on their homes than they are currently worth. Here are some more details about the changes coming to HARP: Borrowers must be current on their loan and have no delinquencies in the last six months. A borrower can be 30 days late, however, on one payment in months seven to 12 of the past year. Borrowers much have 20 percent or less of equity in their homes to participate. Loans...

Spokane's South Hill is buzzing with the excitement of our brand new Trader Joes!   The store had it's grand opening on Friday October 28th and it was like sardines in there, no pun intended. The steady flow of the crowd was endless from open to close. People came from neighboring towns just to shop and experience the excitement! This is great for the South Hill in Spokane. They re-did the entire strip mall and its beautiful! I must say, I was almost giddy I was so happy to have this great store just blocks from my house! In fact, the day before it opened, I was peeking in the window and ended up being interviewed by KXLY Television and was ont he news! CHECK IT OUT THAT'S ME (THE STALKER) http://www.kxly.com/localvideo/index.html?v=27675 WELCOME TRADER JOES!

The new (and only) Spokane Trader Joe's opened today and I didn't go! Imagine that! Here I am, a self-proclaimed foodie who has befriended every non-GMO, anti-Monsanto, sustainable agriculture, support-a-local-farmer group on Facebook.  I read EVERY label on EVERY piece of food that I feed my family.  I actually emailed Trader Joe's about a month ago to find out if their products are GMO-free. *  I frequent the Spokane Farmers' Market and grow whatever I can in my backyard garden.  And, yet, in spite of my love for good food,  I missed this once in a lifetime opportunity! Sigh. . . .just couldn't bring myself to fight the crowds.   The new Spokane Trader Joe's is located on the corner of 29th and Regal on Spokane's South Hill.  It is in a strip mall with several other stores and that pa...

1. Visualize yourself owning a home. This is the most important step. Most renters believe that home ownership is out of their reach. You need to see yourself as a homeowner and quit paying your landlord's mortgage. 2. Take care of past credit problemsIf you want to be able to purchase a home, you need to make sure that most negative issues on your credit report are taken care of. A lot of first time homebuyers believe their credit is horrible, when in reality, for most, it isn't. But if you know you have an account in collections, or you have been making payments later than 30 days, now is the time to get these things taken care of. Even if you have an account in collections, it does not mean you are years away from home ownership. It could mean that today you may not qualify for a loan...

This has been an unsettled summer for me. My friends know I like nothing more than spending time in my garden or sitting outdoors on a warm summer day. But this summer, that was not to be.  My neighbor decided that he needed an "improved" back yard. Curse you HGTV! So, beginning in May the work began and went on and on and on.  The beginning was the hardest for me because it was when the chainsaws buzzed and so many large trees fell.  Giant natural boulders were jackhammered to make room for an extensive water feature.  A block retaining wall that rivals any along the interstate was built six feet high and filled in with soil so that the water feature could have enough elevation to fall and imitate a river.  Where the large boulders were removed, truckloads of non-native river rocks wer...

UPDATE UPDATE UPDATE!!!  Our office got in more than 2000 coats this year.  Thank You Spokane.  I got in just under 100.  Thanks!!!! I'm again very much pleased to be a part of the Coats4Kids drive for coats to give to those in need this year.  Fall/Winter cold weather is fast approaching and we can use your help?  Not everyone has growing kids and coats that no longer fit in the back of the closet to donate, and I noticed last year that we got in quite a few brand new coats as well, so there's no excuse!  Spokane people are generous people and nobody wants a child walking around this winter with a tattered coat, or even worse, no coat at all.  Scroll down for my drop off locations:  Please help if you can.  I have two convenient drop off locations this year:  Spokane North (Chairs Coff...

I am a life long resident of Spokane WA and I am proud of it! Many feel they have to move away from their home town to have a fulfilling life. I chose to stay and I love the connections and roots I have here. As a Realtor, I feel that I can service people moving to Spokane and help people who are considering relocation to Spokane WA in a unique way. I have a history of success in the local real estate market here, and more importantly I have a feel for all of the different areas. Downtown Spokane is spectacular! Reverse Mortgage Purchase?  Jack Tenold will answer Spokane's Real Estate Agents' Questions at a seminar Wednesday. I frequently hear from Spokane's Real Estate professionals  that they don't understand or they may have questions about how a home can be purchased with a reverse mortgage.  You may call me anytime, of course, but I'm giving a seminar this Wednesday (Sept 14th at 1 PM at the Moran Prairie Library (6004 S Regal) and you are invited to stop by.  Get your questions answered and then YOU can comfortably suggest to clients another choice for financing.  Seniors are shopping for homes that are the right fit for retirement living. They can get a LOT more home for a LOT less cash out of pocket. TOGETHER we can help them get the right loan and the right home! Absolutely a WIN-WIN!

I think I get asked this question, or a variation there of, every day at least once.  The problem with coming up with an answer to this question, is that the question itself is very vague.  Certainly, it's an understandable first point of inquiry, but really, "the market" is quite complex.  If the question asker is really wanting to know "how is being an agent in the business?" then they are really asking about the quantity of sales in the market.  If they are approaching the subject from the stand point of a homeowner wishing to, perhaps, sell in order to move into something else, then they are probably wondering about housing prices and inventory.  Of course, it may be that the person is thinking about buying some investment property and wishes to find out what's available and what th...

This morning I was craving a sausage McMuffin and decided to take a different way to work that took me past the construction of the soon to be new Trader Joes location in Spokane on 29th in the Lincoln Hieghts Shopping Center, where there's also a McDonalds.  Just to update the progress on construction:  Trader Joes is still slated to open up this Fall and the new shopping center remodel project is moving along on schedule.   For continual updates and more interesting information check out the facebook site:  http://www.facebook.com/pages/Trader-Joes-Spokane/180468480116  Reportedly, there is more than 14,000 people who have friended this page!  Amazing.  Well I'm super excited just like everyone else, to shop at the new store when it finally opens.
