The Phil Leng Team Has Completed Almost 3000 BPOsThe Phil Leng Team Has Completed Almost 3000 BPOsA BPO is a Broker Price Opinion. It is somewhat similar to a comparative market analysis that realtors have done to establish value when putting up a house for sale. The difference is, that it is done at the request of a bank or financial institution, and is much more technical than a typical comparative market analysis. The Phil Leng Team has completed almost 3000 of these broker price opinions. They are one component of pricing that a bank relies on when they are working through the process of doing a short sale, foreclosing on a house, or valuing a property that they just acquired through the foreclosure auction. They may use several real estate agents over a 2 year period on a property, ...

Snoqualmie Ridge Homes For Sale     Every time I see this picture it brings me back to when I first brought a friend from out of town to Snoqualmie Ridge. She said "Oh my gosh this is just like Pleasantville". Although you won't find Reese Witherspoon or Toby Maguire on Snoqualmie Ridge, you can find many similarities to the movie. A Mom and Pop downtown atmosphere and neighborhoods that are reminiscent of "Cheers", "Where everybody knows.....your name". Snoqualmie Ridge is a great place to call home. With plenty of parks, trails and even a TPC Golf Course there is never an excuse to enjoy "The Ridge".          For the most up to date information on Seattle homes for sale click on any of the highlighted keywords and you will have instant access to our easy to navigate website.    You wi...

House in Snoqualmie Ridge WashingtonToday I was called on to price a house in Snoqualmie Ridge Washington. It is a ways away from my home in Kirkland, so the fee of $45.00 was not enough. I asked for $70.00, was offered $60.00. I had the time today to go take pictures of the house in Snoqualmie Ridge Washington, so I agreed.Fired up the ole’ Navigator and rumbled up the 8 lane highway into the mountains to find the house in Snoqualmie Ridge Washington. It is  called I90. Snoqualmie is about 45 minutes away from my house. Today was a beautiful sunny September day, so, other than wishing I could be doing something else on a sunny Saturday, all was good.Listening to some tunes, I overshot the exit to the house in Snoqualmie Ridge Washington. No worries. I got to go through the old town of...

Last Monday I decided to try something new for lunch so I jumped on my motorcycle and headed out. Initially I had looked up a place on Center Blvd on Snoqualmie ridge but I didn't see it there. Not sure if I just overlooked it or if it was closed down so I kept on motoring along. I remembered there was a Teriyaki place down the hill toward Railroad St so I pulled back out on Snoqulamie Parkway and headed headed down the hill. I came to the little strip mall across the street from the Snoqualmie fire dept. and turned in. There ws Happy at the Bay Teriyaki. I pulled into a parking spot, jumped off by bike, pulled off my helmet and gloves and walked on in. First impressions were great! The place is pretty new so it looked nice and modern and clean. The gal behind the register was very frie...

Snoqualmie Ridge, on a clear day! While touring homes recently, we came across this view from Snoqualmie Ridge looking east to the Cascade Mountains.  Snoqualmie Ridge is a master plan development of over 1300 acres in the upper Snoqualmie Valley with around 2200 home sites.  It offers stunning views, trials, parks and a Jack Nicklaus Signature Golf Course.   Prices range from affordable to luxurious.  Located about 30 minutes east of Seattle just off I90, the commute isn't bad and the views are great.

Wordless Wednesday... Ittttssss Ccccolddddd   Snoqualmie Falls is just minutes off I-90 about 35 minutes east of Seattle.  The spray was washing up onto the rocks and freezing there, leaving a layer of white on the cliffs below.  The temperature was in the teens to low twenties when I took this picture. Salish Lodge at the falls is famous for seving fantastic breakfasts in a a dining room that looks out over the falls.  Full service dining, rooms and spa are also available. The nearby town of Snoqualmie offers historic homes built for the original loggers who settled there as well as an expansive new development called Snoqualmie Ridge.  Homes on the Ridge range from affordable townhomes to luxurious contemporary homes enjoying the local golf course and spectacular views of the mountain...

We are willing to pay $2,500.00 to anyone who brings us a buyer. This is a beautiful custom built Conner Home (www.connerhomes.com), built in Sept 2000 and has a warm southern exposure. If you love flowers, this is your home! We spent over $20,000 in landscaping. We planted at least 100 bulbs and dozens of flowering plants of many varieties. We had it professionally landscaped with 4 sunset maple trees, 2 Japanese maples, a large birch tree, 10 Rhododendrons, 2 cedars and at least another 2 dozen shrubs. It has an irrigation system and so watering this gorgeous landscape is easy. This is a large corner lot and so you only have neighbors on one side of you (and these neighbors are so quiet). The back patio is camouflaged with a large wisteria that is climbing over an iron trellis and wil...

Friday's Did You Know? - Josiah Merrit (or Uncle Si)By Brian PerryEastside Reatorwww.425realty.com Did you know that Mt. Si is named after a rugged man.    Mt. Si in the Snoqualmie valley is named after Josiah Merrit aka Uncle Si.  Want rugged?  Uncle Si built a cabin at the base of the peak in 1862 by hauling the materials on his back.  Not only that, but local historians tell the tale of Uncle Si trading bacon to the larger settlements around the area.  In order for him to do this, he would strap the bacon to his back, climb down the 268' falls, hike several miles, then canoe the rest of the distance to either Everett or Seattle.  Looks like the commute is actually getting better out of the valley to Seattle and Everett!  Who'da thunk?

Did you know?  Snoqualmie is our pronunciation of the Salish work "Sdob-dwahibbluh".  The word means Moon.  The Snoqualmie valley is a spiritual place and gave birth to many Native American legends.  One legend is of the beaver, who climbed into the sky and to the moon so he could to bring trees to earth for building his home, and fire to keep him warm.

WinterPrepare your pipes. If you don't, they could ice up and burst. You'll want to remove your garden hose from the outdoor faucet before the first freeze.Have your boiler or furnace, and your hot-water tank serviced before you turn on the heat for the season.
