There is this tendency when the market softens and slows down for Buyers to expect greater bargaining leverage when it comes to home sales prices. During the month of March there were 9 homes that sold in Silverdale.  These Silverdale  homes actually had a transfer of home ownership.  Contracts complete and Lender funds available the home buyer and seller signed all of their documents as escrow prepared the closing packages.  Once all the I's were dotted and the T's crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner's name! Homes in Silverdale were selling for a February median price of about $256,500 at the end of February, down 25 percent from a year ago. The 3 month moving average for Silverdale median closed sale price of $260,567 was about 26% less than a year ago. Kitsap County 3 month average median price has fallen 16% over the past year. The 3 month moving average number of Silverdale closed sales was down 33% from a year ago, compared to a drop in closed sales of 28% for the County as a whole. The number of Silverdale pending sales in February is up 19% from a year ago. The number of active listings in Silverdale (65) is 25% lower than a year ago. The inventory turnover (total homes on the market divided by number sold last month) is 6.5 months, down sharply from last month's rate of 15.2 months.

My lovely wife, Janice, works out regularly at a local gym, West Coast Fitness, in nearby Bremerton WA. All during our 25+ years of marriage, she's always worked hard to keep herself healthy and physically fit. Most mornings she's joined by two other women, Lisa and Karen. All three of them work within the Central Kitsap School District. I usually tag along with my wife, spending 45 minutes on the elliptical listening to my iPod, while the three of them yak on endlessly.   Silverdale :  During the year of 2008 there were 152 homes sold in Silverdale with an Average Sales Price of $316,859.  I would rather use Median and for 2008 the Median Sales Price was $277,750.  The Average Market Time was 110 days and the Median Market Time was 82 days.  Homes sold fairly close to the list price during 2008.  Average list to average sale ratio for these 152 homes was 96.19% while the Median list to sale ratio was 95.80%. It seems that we are pricing property correctly.  So how is that pricing compared to the year 2007? Silverdale : During the year of 2007 there were 215 homes sold in Silverdale with an Average Sales Price of $333,303.  The Median Sales Price was $315,000.  The Average Market Time was on average 87 days and the Median Market Time was 69 days.  Let's...

Homes in Silverdale were selling for a YTD median price of about $288,500 at the end of November, down 9 percent from a year ago. The November median closed sale of $235,000 was about 25% less than the November  median a year ago. Kitsap County YTD median price has fallen 9% over the past year. The number of Silverdale YTD closed sales was down 35% from a year ago, compared to a drop in closed sales of 24% for the County as a whole. The number of pending sales YTD is down 36% from a year ago. The number of active listings in Silverdale (98) is 21% lower than a year ago. The inventory turnover (total homes on the market divided by number sold last month) is 10.9 months, a considerable increase over last month's rate of 6.9 months.

"Interest Rates as low as 4.5%"  was all over the evening news, CNBC, NPR, and the mass media networks last night.  Of course, I am referring to the possibility of the Treasury buying mortgages at a rate that would allow lenders to offer buyers a 4.5% interest rate on a 30-year fixed mortgage.  There is nothing official, and many DC insiders believe that this information was leaked by a lobbyist.     Would lower rates really help our local and national markets?  Are potential buyers going to now sit there and wait for lower rates that may never come?  Are sellers going to wait to list their house?  If nothing happens, will speculation continue and for how long?  What do you think?
