The Queen Anne and Downtown/Belltown condo market exhibited healthy gains amidst a transitioning market place which helped buoy city-wide results. The median Seattle condo price increased 6.1% over July ‘06 and 4.3% over June even with fewer closed sales. Condos also sold faster in July with average days on market of 41 days, the second fewest over the past 9 months. Looming on the horizon is a softening market with the continuing inventory build-up, increasing nearly 86% compared to July 2006. The absorption rate has also been trending upward. However, the July absorption rate of 3.5% is within normal market parameters and the end of summer cyclical market upturn is just around the corner which should result in relative stability over the upcoming months.Click here for sales and value ... 08/24/2007

With the proliferation of new condominium construction in Seattle there have been valid concerns that the condo market would be over developed with 10,000 units proposed over a 5 year span. However, as some industry insiders have mentioned, Seattle builders are taking a more cautious approach to development. Already, we’ve seen two proposed downtown high-rise condos switch over to commercial office usage. Now, three other proposed condo projects are being developed as apartments: Landes on First Hill, Chloe (corner of 14th & Union) and the Liberty Building (near 2nd & Pike). We have analyzed the Seattle Real Estate listing and sales figures over the years so we can see early trends and patterns of what is happening in a our local real estate market.  In looking at the figures below for King County Washington, which is basically made up of the Greater Seattle and Bellevue area we see and very unusual trend this year.  Inventories are increasing, total number of home sold are decreasing, yet home prices and going up.  The average sales price in January of 2007 for King County was $464,283 and in July it was $501,689 for a slightly over a 7% increase.  In 2006 the increase was about 6.7%, but the interesting thing is that there was slightly over a 3% decrease in sales for the first 7 months in 2007 as compared to the first 7 months in 2006.  And to confuse mat... 08/16/2007
