Real estate update if you are thinking about selling your Madison Park home!Recently Molly and I listed 1803 39th Ave E in Seattle's Madison Park neighborhood.  The seller had interviewed many and we were just two Madison Park Realtors she was talking to. July sales of waterfront homes in King County were the highest on record since 2005.  95 waterfront residences were sold in the county, up a whopping 53 percent from June. In a recent report on the most competitive real estate markets in the country, Seattle came in at #6 overall.  That competition is fierce in Seattle is not a surprise to local home buyers.  The actual regularity of competitive offers and bids over the listing price is somewhat shocking, however. For every three home buyers in Seattle that submitted an offer in May, two of them had competition from other bidders.  With 2/3 of buyers finding themselves in a bidding war situation, offer prices naturally rise. 60.6 percent of all offers were over the "asking price" or the list price on the home.  This is clearly driving the appreciation in list prices and closing prices in Seattle.  The majority of homes are now selling within just a few weeks on the market, and close to half are selling in...

As the Spring housing market heats up, home buyers are coming out of the gates with the competition for homes on their minds.  Just in time to whet their appetites, the Nationwide Open House weekend arrives April 20-21 (see previous article, Nationwide Crowded House). Sparse inventory has been the story of 2013 thus far, with few listings available and a growing population of home buyers trying to find the right home.  The competition has gotten fierce, and the coming weekend of open houses should put a lot of those potential buyers in a position to see as much available inventory as possible within a couple of days.
