2013 was one of the strongest years the Seattle real estate market has seen in a long time. With double digit gains in almost every category of total sales figures and median home prices, the greater Seattle metro took back a large portion of the equity that had been lost during the real estate downturn that began in 2007. Total home sales for King County in 2013 stood at 30,976 closings, according to the NWMLS database. Houses made up the bulk of that figure with 24,400 sales, compared to 6,576 condo sales Residential King County Sales and Median Home Prices, 2012-2013 (Houses and Townhomes) Those sales represented a 12 percent increase in total home sales compared to 2012. Real estate sales in North Seattle are pushing ahead strongly as we head into summer, echoing the statistics we're seeing from much of the greater Seattle market. The real estate inventory is particularly scarce in North Seattle, with less than one month of inventory available to buyers, making it one of the tightest local markets. Residential sales for North Seattle (from NWMLS areas 705 and 710) show 336 homes sold in May of 2013. That was a large bounce from April, in which we saw a very healthy 255 residential sales. North Seattle Residential Real Estate Sales, Months of Inventory of Homes For Sale The spring bounce in home sales, partly due to the season, is still more than cyclically significant. We don't often see a 31.8 percent increase in sales in a single month. The trend ...
It has been interesting to watch the number of active listings in the Seattle real estate market dwindle over the past couple of years. We've talked a lot about what having only 1 or 2 month's inventory means for home buyers. Though there are plenty of new listings coming on the market every week, they're just selling faster. This visual gives a good idea of how tight our market is getting: Active Listings vs. Total Sales, Seattle The upper line represents the number of homes that were available on the MLS since January of 2011. The lower line represents the number of homes sold each month. As you can see, the number of sales is creeping up on the active listings. The margin is so slim right now that there are only slightly more homes available each month than there are sales. That...
