Bullish signs for Ballard’s real estate market This Week The median list price this week for the Ballard area is $614950 is down from last week’s median list price of $619,950. Inventory is tightening and days-on-market is falling. The Market Action Index (see below MAI chart) shows demand heating up. These are relatively bullish signs for prices. Supply and Demand The market has been cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we’re in the Seller’s zone. Watch for changes in MAI. Ballard’s real estate market surges into new year This Week The median list price this week for the Ballard area is $619,950 is up from last week’s median list price of $589,475. Inventory has been lightening lately and the Market Action Index (see below MAI chart) has been trending up. Thought days-on-market is increasing, these are mildly positive indications for the market. Supply and Demand Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s Market zone so watch for upward pressure in the near future if the trend continues. Inventory is tightening and days-on-market is falling. But demand as measured by the Market Action Index (see below MAI chart) is also trending down. The market is not giving strong up or down signals from these data. Supply and Demand In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory.
