The City of Puyallup Emergency Management Department will be testing the Puyallup Phone Alert System beginning at 10 a.m. on Tuesday, October 14.  The "Reverse 911" program makes automated calls to citizens to notify them of emergency events and alerts. "If this was a real emergency or crisis situation, this "Reverse 911" call would relay detailed instructions of how to proceed and prepare during the crisis," said Merle Frank, Puyallup's Emergency Management Director. The Puyallup market has mixed reviews for the month of September 2008. For the first time this year, sales cracked the 100 homes sold and 10% of listed homes sold in September. Pending sales were also up in September as compared to previous months. On the flip side, the median sales price dropped $19,000 from August to $249,950 and the average sales price dropped $20,000 from the August average. If buyers continue to gain confidence and more homes are sold, we should see the median sales price increase in the coming months. However, if buyers fall back into the "fear of the market crashing" mentality, then we will see drops in sales and in prices. Being that the holiday season is just around the corner, it will be interested to see what happens in the Puyallup market in the coming month...

When Washington State's Community Economic Revitilization Board (CERB) told the City of Puyallup last Thursday that they came in Fourth Place for the State's LIFT (Local Infrastructure Financing Tool) grant, and would not be awarded $1 Million to connect Puyallup's downtown core with South Hill, a collective sigh could be heard from City Hall. The Puyallup real estate market hit some strides this past week, be it small strides, but strides none-the-less. Residential pending sales were up and closed sales quadrupled from the second week of August. Most of the sales took place in the $200,000 - $299,000 range, located on the far south end of town. Maybe with the Canyon Road expansion and the project underway on 94th, combined with the new strip mall developments on Meridian, south of 152nd, buyers are finding deals and finding that traffic isn't so bad. With a new Target, Wal-Mart and other shopping lining the streets of Meridian, the far South Hill is more self-sufficient than it was even a year ago. August statistics just released by the NWMLS show another modest increase in the median home price. The median home price for Puyallup ended August at $266k - still, a 10% drop in year-to-date appreciation. Today's news in the financial market - namely Lehman Brothers going bankrupt, Merrill Lynch being sold to Bank of America, and the possible restructure of AIG - will likely cause mortgage banks to further reassess risk. What this means is less money to lend to fewer people; less money to fewer people will mean fewer homes selling and the continued erosion of equity in Puyallup real estate. Read on...

July statistics just released by the NWMLS show less than a 1% increase in the number of Active homes for sale, and less than a 1% decrease in the number of homes Sold, from June to July. This gives us more than a 10 month supply of homes (4-6 months being a balanced market). Just 102 homes Sold in the month of July, which is a 42% decrease YTD. Well, for those of you living in the Master Planned Community of Sunrise for the past couple of years, you will have noticed that some unscrupulous individuals made it their life's mission to drive over some trees in the median of Sunrise Boulevard.  It was really sad to see the tire marks through the grass and the stumps left over from the destruction. Earlier this Summer, landscaping crews came through and replaced many of the trees.  Sunrise Boulevard is finally looking the part again.  Now if we can figure out how to keep people out of the median until these trees are large enough to stop a car, we'll be doing good! As if commuting on South Hill wasn't tough enough already!  The pain eventually will be worth it though.  As many of you know, Pierce County and the City of Puyallup are working together to expand 94th Ave. E. to four lanes with a turn lane between 112th St. E. and 136th St. E.  This will significantly open up North/South traffic on South Hill.  However, in the mean time, they've got to get the project done.  The county's portion has been widened and retaining walls have been built.  You can now see how the new road will look in comparison to the old.  However, starting next Monday and continuing for two weeks, 94th Ave. East will be CLOSED for construction.  If I had to guess, they'll be moving telephone and electrical services during this time.  So make note and plan for additional de...

The third week of July in the Puyallup Real Estate market can be marked by steady consistency. Pending sales rose for the third consecutive week, which is a sign more buyers are out there and more are making offers on homes. Sold listings remained the same from week 2 to week 3 of July in Puyallup. More homes were on the market in Week 3 of July as well. With more homes on the market and the same number of solds, it appears the Puyallup real estate market is moving slightly in the buyers direction this week. The increase in pending sales is off-set by the increase in active listings. Homes priced in the $200,000 - $260,000 range reported the most solds and the most pendings in week 3. Puyallup residential real estate pending sales were up from the previous week, which is a sign the real estate market in Puyallup is making the turn towards a sellers market, however it has a long climb to get there. Buyers still have a significant advantage when purchasing in Puyallup. Oftentimes, sellers are paying the closing costs for buyers as an incentive to get a buyer to make the purchase. Some sellers are even providing downpayment assistance, in an FHA program such as Nehemiah or the Grant America Program. Puyallup real estate continues to see more activity. Following a June that witnessed the most solds in a month so far this year, the first week of July continued to show an increase in activity. There were three times as many solds in the first week of July as compared to the first week of June 2008. Interestingly enough the number of active listings in Puyallup dropped from 980 in the first week of June to only 904 in the first week of July. The trend developing is fewer homes on the market and more people buying homes, which tends to lead to an increase in market value. As has become our family custom, we headed over to Crystal Ridge to visit my in laws, and enjoy the neighborhood's unoffical fireworks display/competition for the 4th of July.  We were a bit apprehensive this year as much of the local TV news had been focused on how tight the economy was, and the negative effects for fireworks sales.  We were all hoping that we would still see good participation from a neighborhood that has gotten to be quite well known for having some awesome displays that rival some of the local commercial events.
